Hard Services Manager required in Basingstoke to take responsibility for technical service delivery at a large commercial estate. This is a static, technically biased role, leading all mechanical, electrical and building fabric operations, with full accountability for compliance, PPM delivery, contractors and life-safety systems.
The Role
You will be the senior on-site technical lead, responsible for ensuring the estate operates safely, efficiently and in full statutory compliance. This is a hands-on management position suited to a strong hard-services professional.
- Full ownership of the planned preventative maintenance (PPM) programme across M&E plant and building fabric
- Delivery and management of the 5-year PPM and lifecycle programme
- Management of all reactive maintenance through to completion
- Appointment, management and performance control of specialist subcontractors
- Budget control for technical services, driving value and operational efficiency
- Ensuring full statutory compliance, inspections, certification and reporting
- Oversight of all life-safety systems (fire, electrical, water hygiene, emergency systems)
- Health & safety management including risk assessments, COSHH, water hygiene and safe systems of work
- Technical support to occupier works and landlord projects
- Line management of the on-site technical team, including rota management and cover where required
- Liaison with senior stakeholders, surveyors and managing agent representatives
About You
- Electrical-biased background with C&G or equivalent technical qualifications
- Minimum 5 years’ experience in a hard services / technical services management role
- Strong working knowledge of M&E systems, building fabric and statutory compliance
- Proven experience managing contractors, budgets and multi-disciplinary workloads
- Solid understanding of Health & Safety legislation
- Comfortable using CAFM systems and MS Office
- Professional, organised and capable of working autonomously
- Strong communicator with the ability to build effective stakeholder relationships
