Responsibilities will include:
- Ensure management obligations are delivered in accordance with management agreements and leases
- Conduct routine property inspections and prepare inspection reports with action points
- Prepare, monitor and manage annual service charge budgets supported by the Senior Property Manager
- Review service charge expenditure and approve invoices
- Monitor arrears and work with the accounts team to recover outstanding balances
- Assist in the preparation of year-end service charge accounts and liaise with accountants and auditors as required
- Manage routine maintenance and reactive repairs
- Assist in coordinating major works projects and with statutory consultation requirements
- Monitor contractor performance, standards of work and health and safety compliance
- Develop and maintain positive relationships with clients, residents and leaseholders
- Prepare for and attend AGM, directors' and resident meetings, supported by the Senior Property Manager
- Respond promptly and professionally to enquiries, complaints and service requests
- Ensure properties remain compliant with all relevant health and safety legislation and statutory requirements
- Monitor compliance documentation including fire risk assessments, asbestos surveys, lift inspections, water hygiene testing and other statutory obligations
- Assist with building insurance administration and claims management
- Ensure compliance with landlord and tenant legislation, lease obligations and company procedures
- Identify opportunities to improve service delivery and operational efficiencies
- Assist with the onboarding of new management instructions
- Support business development initiatives and client retention strategies
- Maintain up-to-date knowledge of property management legislation and industry best practice.
Personal profile:
- Previous experience managing a residential leasehold and block management portfolio
- Understand service charge management, budget preparation and expenditure control
- Familiar with Section 20 consultation processes and basic understanding of major works procedures
- Knowledge of health and safety compliance (risk assessments, fire safety, building compliance documentation)
- Ability to interpret leases and lease obligations
- Strong organisational skills with the ability to prioritise tasks and meet deadlines
- Good communication skills (written and verbal) for dealing with residents, tenants, and contractors
- Confident using Microsoft Office (Excel, Word, Outlook) and property management software systems
- Studying toward or holding TPI (The Property Institute) or AssocRICS/MRICS qualifications.
This block management role is offering a salary of c. Β£35,000 dependent on experience.
