Our client is a residential property management company with a growing portfolio of new build and phased regeneration developments across London and the Home Counties. They have a dedicated mobilisation function and are bringing in an additional property manager to take ownership of onboarding new sites from day one through to long-term handover.

This is a mobilisation-focused position, not a steady-state PM role. You'll be the main point of contact for developer clients as sites come into management, handling everything from pre-handover inspections and snagging through to resident surgeries, AGMs/EGMs, and eventual handover to the long-term management team. Some projects will complete within months; others are phased regeneration schemes that run over several years. You'll have a property management assistant and admin support behind you, with budgets typically pre-agreed, though you'll input into these annually.

What you'll be doing:

  • Acting as the primary contact for developer clients throughout the onboarding process
  • Attending pre-handover meetings, preparing snagging lists, and tracking completion
  • Setting up service charge budgets, insurance, and service contracts for incoming sites
  • Conducting and minuting AGMs and EGMs, including handovers to residential control as developers step down
  • Carrying out regular site visits across London and Essex, producing written reports within 48 hours

Skills and experience:

Essential:

  • At least two years in a property management role
  • Hands-on experience mobilising or onboarding new build developments
  • Experience running AGMs and EGMs, including developer step-down handovers
  • Confident dealing directly with developer clients and leaseholders
  • Full UK driving licence

Desirable:

  • Experience across phased regeneration or large-scale residential schemes
