Brand new exciting Estate Manager role based in Kings Cross, London
Salary: £50,000 – £55,000 Hours: 37.5 hours per week, Monday to Friday, 8:00am – 4:30pm (one-hour unpaid break) Working Pattern: Primarily site-based with the possibility of occasional remote working (subject to operational requirements). No Bank Holiday working.
About You
You will have previous experience in a similar Estate Manager or property management role, with a strong understanding of residential building operations. You will be highly organised, confident in managing multiple priorities, and capable of building effective working relationships with a wide range of stakeholders. A good working knowledge of health and safety and compliance requirements is essential. Strong communication skills, attention to detail, and a proactive approach are key to success in this role.
Key Responsibilities
Building Operations Oversee the daily running of the development, ensuring all areas are well maintained and operating smoothly. Manage resident queries, requests, and complaints in a professional and timely manner. Supervise on-site staff and ensure high service standards are consistently delivered. Monitor and manage building systems such as access control and CCTV. Respond to emergencies when required and coordinate urgent works. Prepare and issue resident communications including notices, updates, and general information. Contractor and Maintenance Management Instruct and supervise contractors across a range of services. Obtain quotations and manage minor works projects. Monitor ongoing service contracts such as cleaning, lift maintenance, and fire systems. Ensure all works are completed to the required standard and within agreed timeframes. Review and verify contractor invoices in line with agreed procedures. Health, Safety and Compliance Ensure the building meets all statutory compliance requirements, including fire safety, water hygiene, electrical, and other relevant regulations. Maintain accurate compliance records and risk assessments. Support the implementation of safety action plans and liaise with managing agents and specialist consultants. Ensure all incidents and accidents are properly reported and recorded. Resident and Stakeholder Management Act as the first point of contact for residents and leaseholders. Handle complaints efficiently and professionally, ensuring appropriate resolutions. Enforce building regulations where necessary and communicate updates clearly. Support and attend resident or board meetings, including assisting with minutes and tracking actions. Financial Oversight Monitor on-site expenditure and assist with budget planning. Review contractor invoices for accuracy and identify opportunities for cost savings where possible. Asset and Handover Management Maintain an up-to-date asset register and develop a strong understanding of building systems and plant. Oversee contractor mobilisations and demobilisations and support stakeholders during transitions or audits. Administration Maintain accurate records across all aspects of the building\’s operation. Keep incident logs up to date and manage access systems including keys and fobs. Ensure all documentation is stored correctly and easily accessible. Insurance and Risk Management Support the administration of building insurance and manage claims processes, including gathering relevant documentation and liaising with contractors and insurers. Identify potential risks and escalate where necessary, recommending mitigation measures. Staff Development and Engagement Support the onboarding and training of new staff and provide ongoing guidance to ensure high performance. Promote a professional and positive working environment through regular team engagement and clear communication. Lead by example in maintaining high standards of conduct. Operational Oversight Ensure all logs, records, and reporting systems are consistently maintained and accurate. Monitor staff performance and attendance as required.
