Location: Manchester area

Work Arrangement: Office based with national travel

Working across an investment and management portfolio extends to around 36,000 properties nationwide. A newly created role taking ownership of the growing portfolio of residential freehold buildings, covering resident and agent confidence, oversight of building safety and statutory compliance and insurance related matters. This is a hands-on role for someone who wants to build something.

The Role

  • Resident and Managing Agent Confidence
    • Preserving and strengthening resident confidence in the freeholder across the portfolio
    • Acting as a key point of accountability for managing agents and residents on compliance-related matters
    • Supporting a consistent, professional freeholder presence across all buildings
  • Regulatory Compliance
    • Working with existing partners and internal teams on high rise building compliance, including obligations under the Building Safety Act 2022
    • Fire safety compliance, FRA oversight, enforcement responses and direct engagement with Fire and Rescue Services where needed
    • Responding to and managing enforcement action from the Building Safety Regulator, HSE, DLUHC or local authorities
    • Managing crisis situations including enforcement notices, decanting requirements and prohibition orders
    • Ensuring HRB registration, Safety Case Reports and the Golden Thread of information are maintained
  • Managing Agent Oversight
    • Compliance audits of managing agents against statutory obligations; fire, asbestos, lifts, water hygiene, electrical testing
    • Supplier audits and ongoing contractor performance monitoring
    • KPI reporting and standardisation of compliance documentation across the panel
    • Driving consistency of process and escalation procedures across all managing agents
  • Insurance
    • Rebuild valuations, ensuring accuracy and currency across the portfolio
    • EWS1 status - tracking and progressing remediation programmes where required
    • Responding to insurer conditions arising from risk surveys or claims
    • Ensuring appropriate HRB cover is maintained, including during remediation works
    • Managing leaseholder protections under the Building Safety Act 2022, Schedule 8

The Person

  • Confident communicator, comfortable dealing with regulators, local authorities, fire brigades and internal stakeholders
  • Hands-on, pragmatic and proactive proven ability to build systems, identify problems early and drive solutions

Skills & Experience

  • Practical experience in building safety and compliance for large residential freehold buildings
  • Practical experience of crisis response enforcement notices, decanting and direct engagement with the BSR, HSE or DLUHC
  • Experience overseeing managing agents or third party contractors against statutory compliance obligations
  • Solid understanding of inspection and compliance regimes across a managing agent panel — fire, asbestos, lifts, Legionella, electrical
  • Relevant professional qualification; MRICS, CFIOSH, GradIOSH, NEBOSH Diploma or equivalent
  • Background in leasehold, block or residential asset management preferred
  • Familiarity with insurance placement, EWS1/cladding remediation programmes and large portfolio management an advantage
