Base pay range
Our client is a well-established residential property management business seeking an experienced Block Manager to take responsibility for a defined portfolio of residential developments.
This is a broad, hands-on property management role covering service charge management, legal compliance, contractor oversight, client communication and day-to-day estate management. The successful candidate will work closely with resident directors and leaseholders, delivering a professional, compliant and customer-focused service.
The Role
You will be responsible for the full management of your assigned portfolio, ensuring developments are maintained, administered and supervised to a high standard. You will act as the key point of contact for clients, leaseholders and contractors, ensuring service delivery aligns with agreed management agreements and statutory obligations.
- Proactively manage service delivery across the portfolio, seeking to exceed client expectations.
- Provide regular written updates to resident directors in an agreed format, outlining actions taken and progress made.
- Draft and issue correspondence for individual leaseholders, blocks or entire developments, including letters, newsletters and notices.
- Manage professional handovers from and to managing agents in line with agreed handover procedures.
- Maintain and reference development plans to establish boundaries, ownerships and demised areas.
- Read, interpret and apply legal documentation including leases, Memorandum & Articles, freehold documents and contracts.
- Maintain up-to-date knowledge of residential property legislation and industry best practice.
- Attend, chair and minute Directors’ Meetings, AGMs, EGMs and residents’ meetings as required.
- Prepare and present annual service charge budgets in line with each development’s financial year-end.
- Produce draft budgets at least eight weeks prior to year-end.
- Identify arrears cases and liaise with Credit Control on recovery action plans.
- Oversee the completion of annual service charge accounts in line with statutory and lease requirements.
- Ensure accounts are approved by the relevant client representatives and filed within statutory deadlines.
- Check and authorise invoices, ensuring works have been completed satisfactorily.
- Respond to leaseholder account queries, providing statements, payment plans and financial explanations.
- Ensure all mechanical and electrical assets are covered by appropriate maintenance contracts and statutory testing.
- Ensure Health & Safety documentation is current and compliant with legal requirements.
- Action issues raised in risk assessments, inspections and reports within agreed timescales.
- Maintain compliance with statutory and best practice Health & Safety standards.
- Arrange and implement major works programmes, supporting project delivery where required.
- Carry out site inspections in line with management agreements.
The Person
- Proven experience in residential property or estate management.
- Strong understanding of leases, service charges and compliance.
- Excellent communication and organisational skills.
- Ability to manage multiple developments and priorities effectively.
- Full UK driving licence.
