Proper Recruitment are proud to be supporting a long-established and highly respected independent estate agency in North / North West London with their search for an experienced Block Management Team Leader to lead and grow their Block Management department. This is an exciting opportunity for a proven team leader who is ready to take the next step, with a clear pathway for the role to develop into Head of Block Management in the coming years.
Responsibilities
- Lead and manage a team of 4 Block Managers and support staff.
- Take an active role in new business tenders, presentations, and portfolio growth.
- Manage a small personal portfolio alongside leadership responsibilities.
- Ensure all managed blocks meet legal, regulatory, and health & safety requirements.
- Oversee service charge budgets, collection, allocation, and financial reporting.
- Coordinate routine and emergency repairs, managing contractors and service standards.
- Conduct regular site inspections and risk assessments.
- Prepare and manage annual budgets and reserve funds.
- Act as a senior point of contact for leaseholders, resolving queries and disputes.
- Organise and chair AGMs, presenting financial and operational updates.
- Oversee Section 20 consultations and major works projects.
- Ensure compliance with current property legislation and best practice.
Requirements
- MTPI / ATPI qualified or committed to achieving the qualification.
- Minimum 2 years’ experience in a Residential Block Management Team Leader role.
- Strong people management and leadership skills.
- High emotional intelligence with the ability to manage and de-escalate conflict.
- Excellent attention to detail and ability to work under pressure to deadlines.
- IT literate with strong organisational skills.
- Full UK driving licence.
