A leading property management business is seeking an experienced professional to manage a prestigious mixed-use portfolio in the Loughton area.
Key Responsibilities
- Take full operational and statutory responsibility for a complex portfolio, including high-rise and higher-risk buildings.
- Lead Section 20 consultations and project-manage major internal and external capital expenditure (CAPEX) works.
- Prepare and manage multi-schedule service charge budgets, monitor cash flows, and complete year-end account reconciliations.
- Conduct site inspections, manage contractor performance, and oversee repairs and emergency works.
- Host monthly resident surgeries and deliver high-standard communications across the portfolio.
- Provide informal guidance and day-to-day mentoring to Associate Property Managers.
- Oversee life safety systems, district heating setups, and building compliance.
What We Are Looking For
- Qualification: TPI Level 3 Associate in Leasehold Management (ATPI) is essential (TPI Level 4 / MTPI is desirable).
- Experience: Proven track record in managing high-risk, new-build residential and mixed-use developments.
- Technical Knowledge: Hands-on experience with district heating systems and life safety maintenance schedules.
- Legislation Expertise: Solid understanding of leasehold legislation, including the Landlord & Tenant Act and Building Safety Act.
- Financial Acumen: Strong background in multi-schedule service charge budgeting, utility billing, and financial reporting.
- Mobility: A full UK driving licence and access to your own transport for regular site visits.
