To support the transactional arm of the Legal & Compliance team by managing and progressing property transactions from instruction through to completion, working closely with Transactional Property Counsel. The role is focused on driving transaction progress, managing process steps and coordinating stakeholders, while developing legal and commercial understanding of telecoms property transactions.

This role is focused on property due diligence, title analysis, and statutory notice management, helping ensure transactions are built on accurate legal foundations and delivered efficiently at scale.

About the Role

You will play a key part in de-risking transactions by undertaking detailed title review and property due diligence, alongside managing and serving statutory notices (including Code notices). Working closely with Transactional Property Counsel and Estates teams, you will help ensure legal processes are robust, accurate, and fully compliant with statutory requirements.

Key Responsibilities

  • Title Due Diligence & Property Analysis
    • Review Land Registry title documents for telecoms sites
    • Identify ownership structures, restrictions, and third-party rights
    • Assess and summarise title risks for review by Transactional Counsel
    • Escalate material or complex issues where required
  • Statutory Notice Management
    • Prepare, coordinate, and serve statutory notices, including Electronic Communications Code notices and Section 27 notices (Landlord & Tenant Act 1954)
    • Ensure notices are correctly drafted, properly served, and fully compliant with statutory requirements
    • Maintain clear audit trails and accurate tracking of all notices served
  • Transaction Support
    • Support transactional workflows including case setup, instruction validation, and document preparation
    • Assist with progress tracking and stakeholder coordination
    • Support Counsel on repeatable or administrative elements of transactions
  • Data, Systems & Tracking
    • Maintain accurate records across internal systems
    • Track title due diligence progress, notice deadlines, and key transaction dependencies
    • Ensure all case data is complete, consistent, and audit-ready
  • Risk Identification & Escalation
    • Identify risks arising from title issues or notice requirements
    • Escalate issues clearly and promptly to Transactional Counsel
    • Support resolution through accurate information and documentation
  • Stakeholder Coordination
    • Work closely with Transactional Counsel, Estates teams, and external solicitors
    • Act as a reliable point of contact for due diligence and notice-related activity
    • Chase progress and ensure timely resolution of queries
  • Process & Continuous Improvement
    • Follow established templates, processes, and playbooks
    • Identify opportunities to improve efficiency, standardisation, and tracking
    • Support development of scalable, repeatable legal processes
  • Team Contribution
    • Contribute to knowledge sharing, training, and process improvement initiatives
    • Support wider Legal & Compliance activities as required
    • Act as a proactive and collaborative member of the team

About You

We are looking for someone detail-focused, organised, and comfortable working in a structured, high-volume legal environment. You will bring:

  • Experience working as a newly qualified solicitor, paralegal, case handler or legal administrator within a commercial property or transactional environment
  • Developing understanding of commercial property law and transactions
  • Experience reviewing title documents and/or supporting due diligence processes
  • Strong organisational skills with the ability to manage deadlines and multiple workstreams
  • High attention to detail and accuracy
  • Confident communication and stakeholder coordination skills
  • Ability to identify and escalate risk appropriately
  • A proactive, structured, and process-driven approach

Desirable:

  • Experience with Land Registry title analysis
  • Exposure to statutory notice processes (particularly Code-related notices)
  • Experience in telecoms infrastructure or property transactions
  • Background in a high-volume, delivery-focused legal environment
  • Relevant legal qualification (e.g. CILEx, LPC modules, paralegal certification)
