P4 isn't your typical safety consultancy. We exist to bring clarity, pace and real-world support to an industry often bogged down in red tape and vague advice. We work with clients, design teams and contractors across the UK from offices in Liverpool, Manchester, Leeds and London.
We talk like real people. We are not here to impress with jargon or hide behind processes - we are here to help clients make smart decisions, avoid risk and deliver safer, better buildings. Our Building Safety Act team is growing, and this role is central to that growth.
We recognise that every person is unique, and we work hard to build a culture where everyone can be themselves. Whether that means flexibility around individual needs or simply making sure people have someone to talk to when they need it, we want everyone here to feel welcome, heard and valued.
About The Role
We're looking for an experienced Building Regulations Principal Designer to take day-to-day ownership of a portfolio of Building Safety Act commissions. You'll act as, or support, the Principal Designer across both higher-risk and non-higher-risk buildings.
You'll carry multiple developments at once from early design through RIBA Stages 2 to 6 and the Gateway process. Projects will typically be yours to lead, backed by a senior team and technical peer review.
This role suits someone passionate about technical delivery rather than design for its own sake: coordinating the route to compliance, holding the design team to it, and giving clients advice they can act on.
What you’ll do
- Advise clients on their BSA duties, support duty holder notifications to the Regulator, and help secure client statements, assurances and letters of conformity
- Make sure design work is planned, managed and monitored for compliance, coordinating the route to compliance and building consensus across the consultant team
- Make sure dutyholders are cooperating, carry out consultant competency reviews, and monitor design team competency throughout
- Take part in design development and change management, carrying out design risk reviews to spot compliance risks and scope gaps early
- Make sure the mandatory occurrence reporting plan and Fire and Emergency File are in place, and hand them over to the Principal Contractor
- Produce BSA progress reports at each RIBA stage and Gateway, review Golden Thread information, and monitor Building Control submissions
- Act as the day-to-day contact on your commissions, contribute to fees and bids, and manage your own workload
- Mentor and manage junior staff, and contribute to the team’s technical standards and templates
What you will bring
- Chartered status or equivalent accreditation in architecture, architectural technology, building surveying, engineering or building control (ARB, RIBA, CIAT, RICS, CABE or equivalent)
- Substantial experience in a Building Regulations Principal Designer, BSA advisory or building control role
- Demonstrable experience of higher-risk buildings, including Gateway submissions
- Sound knowledge of the Building Safety Act 2022, the Building Regulations 2010, and associated secondary legislation and Approved Documents
- On-site delivery experience, and a track record of leading projects through to completion as job runner or discipline lead
- Commercial awareness across fee, scope, programme and contracts, plus experience of bidding for and winning work
- Experience of mentoring and managing junior staff
- Excellent written and verbal English, with the ability to produce client-ready documents
- A self-motivated, process-driven approach, and the ability to run multiple jobs at different stages
Desirable
- Registered Building Inspector status, or progress towards it
- Familiarity with PAS 8671 and BS 8670, with aligned CPD
- Experience across residential, mixed-use and complex refurbishment schemes
- Practical experience of Golden Thread and information management platforms
- Experience delivering training or CPD to external audiences
What's in it for you
- Hybrid working, shaped around client and project commitments
- Holiday above industry standard, your birthday off, and a Christmas closure that doesn't use your allowance
- A buy/sell annual leave scheme, plus loyalty days after three and five years
- Vitality Health cover
- Salary sacrifice schemes, including EV cars, tech and cycle-to-work
- Paid professional development days and a personal development plan
- Maternity and paternity packages, a moving house pledge, regular socials, and charity and volunteering opportunities
Working arrangements
This is a nationwide, hybrid role, with our Liverpool, Manchester, Leeds and London offices available to you, and we'll talk about the nearest one at interview. We expect genuine office presence and contribution to the team, so this isn't a fully remote role, though your pattern is agreed with your line manager around project commitments. Core hours are 8.30am to 5pm, Monday to Friday, with regular travel to sites, client offices and design team meetings
