We are currently seeking an experienced Property Manager to join a highly regarded Estate & Lettings agency based in Gloucester. This is an exceptional opportunity to become part of a dynamic and professional team within a well-established and reputable company.

Key Responsibilities:

  • Manage a portfolio of residential properties, ensuring all aspects of property management are delivered to the highest standard.
  • Conduct regular property inspections, ensuring any maintenance issues are identified and addressed promptly.
  • Handle tenant communications, including managing enquiries, resolving disputes, and ensuring high levels of tenant satisfaction.
  • Oversee the tenancy lifecycle, including conducting tenant check-ins and check-outs, and ensuring all tenancy documentation is accurate and up-to-date.
  • Coordinate and manage repairs and maintenance, liaising with contractors and ensuring all works are completed to a high standard and within agreed timeframes.
  • Ensure compliance with all relevant legislation and company policies, including health and safety regulations and tenancy law.
  • Prepare detailed inventories using innovative software, ensuring accuracy and attention to detail.
  • Handle all aspects of rent collection, including arrears management and ensuring prompt payments.
  • Maintain accurate and up-to-date records, ensuring all property files are kept in good order.
  • Assist in the preparation of financial reports for senior management.

Key Requirements:

  • Previous experience in property management within the residential lettings sector.
  • Strong knowledge of property legislation and best practices.
  • Excellent communication and customer service skills, with the ability to build strong relationships with tenants, landlords, and contractors.
  • Proficiency in using property management software, with experience in inventory management and conducting check-ins/check-outs being particularly desirable.
  • Ability to work independently and manage time effectively, handling multiple tasks with a high level of organisation and attention to detail.
  • A proactive approach to problem-solving, with the ability to handle challenging situations calmly and efficiently.
  • Full UK driving licence is essential.
