The opportunity:
An ambitious and growing property business based in Hove is seeking its first dedicated Block Property Manager to lead its expanding block management portfolio. This is more than a portfolio management role. This is an opportunity to step into a Head of Block Management position, with the autonomy to shape processes, influence standards, and ultimately grow your own team. As their Management portfolio grows, they now require a full time professional to take block management to the next level.
About the role:
You will be responsible for the full day to day management of a portfolio of smaller residential blocks. The role requires someone who is comfortable working independently, managing clients directly, and maintaining high standards without the structure of a large corporate environment. The business currently operates without a CRM system and uses spreadsheets for portfolio tracking and reporting, so strong organisational skills and attention to detail are essential. Knowledge of CRMs will be helpful as in time one will need to be implemented. This is a hands on, client facing position where you will take full ownership of your portfolio and be seen as the trusted advisor to leaseholders and freeholders alike.
Key Responsibilities:
- Day to day management of a residential block portfolio
- Acting as the main point of contact for leaseholders, freeholders and directors
- Preparing and managing service charge budgets
- Monitoring expenditure and ensuring effective cost control
- Coordinating planned and reactive maintenance
- Instructing and managing contractors
- Carrying out regular site inspections and producing detailed reports
- Ensuring health and safety compliance across all managed blocks
- Overseeing insurance claims and major works projects
- Attending AGMs and directors' meetings, some of which may take place outside normal working hours
- Issuing Section 20 notices where required
- Managing arrears processes in conjunction with accounts support
- Maintaining accurate records using spreadsheets and internal systems
- Contributing to the strategic growth of the block management division
What we are looking for:
- Previous experience in Block Property Management
- Ability to work independently and take ownership of a portfolio
- Strong client relationship and stakeholder management skills
- Confident attending and leading AGMs and resident meetings
- Excellent organisational and administrative skills
- Comfortable working in a growing business environment without rigid corporate systems
- A proactive, ambitious mindset with a desire to build and lead a team in the future
Qualifications:
Whilst experience is key, the following professional qualifications would be highly desirable:
- Associate or Member level of the Institute of Residential Property Management
- The Property Institute Level 3 or Level 4 Award in Residential Property Management
- IRPM or RICS accreditation
