Salary: £36,000–£40,000 per annum
Hours: Monday to Friday, 9am–5pm, plus 2 Saturdays per month (9am–4pm, with a day off in lieu)
Working pattern: Office based with regular site visits
This is a fantastic opportunity for an experienced Property Manager to take ownership of a varied and growing portfolio across South West London and the surrounding areas. Working within a collaborative and forward thinking environment, you will play a key role in ensuring properties are managed to a high standard, tenants are well looked after, and compliance is consistently maintained. This role would suit someone hands on, organised, and confident dealing with both residents and contractors, who enjoys being out on site as much as in the office.
As Property Manager, you will oversee the day to day management of a mixed portfolio, ensuring smooth operations across inspections, maintenance, compliance, and tenant communication. You will work closely with the Lettings and Operations teams, supporting tenancy progression, portfolio performance, and overall service delivery.
Key responsibilities
- Property & portfolio management
- Manage the day to day operations of a residential and commercial portfolio
- Conduct regular property inspections and produce detailed reports
- Ensure properties are maintained to a consistently high standard
- Monitor vacancies, tenancies, and upcoming lease events
- Resident & stakeholder communication
- Act as the main point of contact for tenants and residents
- Build strong relationships with landlords and internal teams
- Handle queries, complaints, and escalations professionally
- Issue notices and communicate clearly on tenancy matters
- Maintenance & repairs
- Coordinate reactive and planned maintenance works
- Obtain quotations and manage contractors through to completion
- Ensure all works meet health and safety and legal requirements
- Monitor contractor performance and maintain accurate records
- Operations & compliance
- Ensure full compliance with current lettings legislation
- Oversee gas, electrical, fire safety, and HMO requirements
- Maintain best practice processes across the portfolio
- Identify and resolve compliance and risk related issues
- Manage utility readings and transitions
- Reporting & administration
- Prepare reports on inspections, maintenance, arrears, and vacancies
- Maintain accurate tenancy and compliance records
- Support budgeting and cost control across the portfolio
- Support to lettings & operations
- Assist with new lettings, renewals, and tenancy handovers
- Coordinate move ins and move outs
- Provide insight into portfolio performance and improvements
- Marketing & portfolio support
- Assist with marketing properties across portals
- Provide feedback from viewings to support pricing strategy
- Contribute to portfolio growth through excellent service delivery
Skills and experience
Essential
- Experience in residential lettings or a property based customer facing role
- Strong communication and interpersonal skills
- Highly organised with excellent attention to detail
- Confident dealing with tenants and the public
- Working knowledge of UK lettings legislation
- Full UK driving licence and willingness to travel
Desirable
- ARLA / Propertymark qualification or working towards
- Property management or inspections experience
- Experience managing a portfolio of properties
