Location: Dorking, Surrey
Salary: Circa Β£40,000 (DOE)
Hours: 37.5 hours per week (Monday β Friday, 09:00 β 17:30)
About the Role:
A fantastic opportunity has arisen for an experienced Commercial Property Manager to join a well-established Commercial Property Management team in Dorking, Surrey. This role is ideal for someone with strong property management experience, excellent communication skills, and a passion for delivering high-quality service to landlords and tenants alike.
As a Commercial Property Manager, you will oversee the day-to-day management, maintenance, and financial performance of a diverse commercial property portfolio. You will ensure tenant satisfaction, lease compliance, and cost-effective property operations, working closely with contractors, landlords, and service providers.

Key Responsibilities:
Property Operations & Maintenance:
- Oversee property maintenance, safety, and vendor contracts
- Implement and monitor preventative maintenance programs
- Conduct regular property inspections and prepare reports
- Manage tenant modifications and improvements
- Ensure repairs and maintenance issues are resolved efficiently
Tenant Management & Relations:
- Act as the primary contact for tenants, handling queries professionally
- Manage tenant onboarding and screening processes
- Maintain positive tenant relationships and resolve complaints effectively
Financial Management & Reporting:
- Develop and oversee property budgets and financial forecasts
- Manage rent collection and service charge administration
- Provide detailed financial reports to landlords and stakeholders
- Identify cost-saving opportunities and revenue growth strategies
Lease Administration & Compliance:
- Maintain accurate lease records and ensure compliance with lease terms
- Monitor industry regulations and ensure legal compliance
- Keep up to date with Money Laundering Procedures and RICS regulations
General Administration:
- Keep all property records, systems, and documentation updated
- Manage phones, messages, and general administrative duties
Key Skills & Experience:
Previous experience in commercial property management preferred
Excellent communication, negotiation & organisational skills
Strong financial acumen β ability to manage budgets and service charges
Proficiency in Microsoft Office (Excel, Word, Outlook)
Ability to work both independently and as part of a team
Full UK driving licence & access to own vehicle
