I’m thrilled to partner with one of the UK’s leading residential real estate organisations in their market, as seek to hire and experienced Senior Procurement Manager - Hard FM, into their established procurement team.

Will full responsibility for a critical, multi-million-pound, category you will execute category strategy across a diverse range of spend areas, delivering optimum value for money, cost savings, and risk management while ensuring quality and exceptional service. This is a pivotal role where you will act as a category expert, providing commercial leadership and driving best-in-class procurement practices. You will manage end-to-end sourcing processes, develop strong supplier relationships, and support stakeholders in achieving strategic objectives.

You will need to know the Hard FM space comprehensively, be familiar with the impact of regulations in the residential space and be able to demonstrate previous end to end procurement activities across multiple sub-categories to include Fire Safety, HVAC, Water Treatment, Lifts and many more. It is expected that you will have strong knowledge of the suppliers that operate in this space and contacts that can leverage. In return you’ll be working within a highly organised function with Category Plans and activities are prioritised annually alongside a rolling asset register of maintenance and replacement activities, making it easy to integrate quickly and efficiently into the role.

Role & Responsibilities

  • Develop and execute category strategies to maximise commercial advantage and deliver cost reduction targets
  • Lead the full procurement lifecycle, including market research, tendering, financial validation, negotiations, contract drafting, and vendor management
  • Focus on Corporate & Professional Services within a real estate setting, including construction, refurbishment, Hard FM, and financial services
  • Provide supplier and market intelligence to internal stakeholders and maintain positive cross-functional relationships
  • Implement vendor management processes, monitor KPIs, and address supplier underperformance for high value / high-risk suppliers
  • Support functional budget holders with procurement tools, templates, and tender activity
  • Drive continuous improvement initiatives and lead cost transformation programmes within category areas

Skills & Experience

  • Extensive category management experience in sourcing and managing property services within construction, Hard FM, or real estate environments
  • Strong technical and commercial understanding of relevant categories, with in-depth knowledge of procurement techniques and tender drafting practices
  • Proven track record of delivering savings in complex, multi-stakeholder environments
  • Familiarity with UK supply chains and construction industry legal frameworks (JCT, NEC)
  • Excellent communication, influencing, and stakeholder management skills, with the ability to lead project teams effectively
  • Strong commercial acumen, analytical thinking, and a structured approach to problem-solving
