Estate Maintenance Operative Location: Carrington, Greater Manchester Salary: Up to £30,000 Hours: Monday–Thursday 8:00am–4:45pm; Friday 8:00am–3:45pm Contract: Permanent, Full Time The Opportunity We are recruiting for a hands-on Estate Maintenance Operative to look after the day-to-day upkeep of a large mixed-use estate in Carrington. This is a varied, largely independent role covering estate inspections, grounds maintenance, minor repairs and contractor coordination. You will be trusted to organise your own workload, identify what needs attention and respond promptly when urgent issues arise. The position would suit someone already working in estate maintenance, grounds maintenance, property maintenance or a similar practical role who takes pride in keeping a site safe, secure and well presented. Salary and Benefits * Salary up to £30,000, depending on experience * 25 days’ holiday plus bank holidays * Workplace pension * Employee Assistance Programme, including 24/7 GP access * Cycle to Work and holiday purchase schemes * Additional holiday linked to length of service * Van provided for use around the estate during working hours The Role The estate extends to approximately 1,600 acres and includes agricultural land, industrial and open-storage areas, tenanted premises and future development land. Day-to-day responsibilities will include: * Carrying out routine inspections and identifying maintenance, safety or security issues * Completing minor repairs to fencing, potholes and basic water pipework * Grounds maintenance, weed treatment, minor landscaping and litter picking * Taking meter readings and completing routine site checks * Liaising professionally with tenants, colleagues and contractors * Obtaining quotations and coordinating external contractors when required * Recording inspections and actions using a simple app-based system * Providing occasional practical maintenance support at other company premises About You You will be reliable, self-motivated and comfortable working independently. You must be able to manage and prioritise your own time, react to urgent issues and use practical judgement to decide what you can resolve yourself and when a contractor is needed. You will also need good communication skills, basic IT and email ability, and a full UK driving licence. Relevant backgrounds and job titles may include Grounds Maintenance Operative, Estate Operative, Property Maintenance Operative, Site Maintenance Operative, Facilities Operative, Maintenance Technician, Groundskeeper, Caretaker or Handyperson. Immediate Requirement The client is looking to move quickly and would ideally like the successful candidate to complete a handover with the current postholder before 30 October.
