We are a family run property business with over 1000 commercial and residential tenants, mostly in the Manchester area. We are seeking a dedicated and experienced Property Asset Manager to help oversee and enhance the performance of our property portfolio. The ideal candidate will be responsible for managing day‑to‑day operations, ensuring compliance with relevant regulations, and maximizing property value through effective management strategies.
Duties
- Oversee all aspects of property management, including leasing, maintenance, and tenant relations.
- Ensure compliance with current housing regulations and landlord‑tenant law.
- Manage tenant applications and lease agreements, including Section 8 housing programs.
- Conduct regular property inspections to assess maintenance needs and ensure compliance with safety standards.
- Develop and implement marketing strategies to enhance occupancy rates and facilitate upselling of available units.
- Oversee all landlord and tenant matters, including lease negotiations, renewals, rent reviews, and dilapidations. Foster strong tenant relationships to ensure high retention rates and minimize vacancy periods.
- Handle conflict management effectively to resolve tenant disputes in a timely manner.
- Maintain accurate records of all transactions, communications, and property‑related documents using CMMS systems.
- Provide exceptional customer service to tenants while fostering positive relationships within the community.
- Work with lenders to ensure compliance and provide information for new avenues of growth.
- Drive financial performance by setting market‑aligned rents, identifying under‑utilised spaces for redevelopment, and overseeing budget planning and cost management.
- Work with architects and project managers on new housing developments.
Skills
- Proficiency in LIHTC regulations and property leasing practices.
- Strong negotiation skills with experience in contract management.
- Knowledge of facilities management principles and practices.
- Excellent conflict‑management abilities with a focus on resolution‑oriented approaches.
- Experience in property administrative tasks including office experience and phone etiquette.
- Ability to manage multiple priorities while maintaining attention to detail in data entry and filing processes.
- Strong sales skills with a proven track record in upselling services or properties.
- Familiarity with legal administrative processes related to property management is preferred.
