We are a specialist stone and joinery contractor delivering bespoke, high-end interiors for some of London’s most prestigious restaurants, hospitality venues, and luxury commercial spaces. Due to continued growth and a strong project pipeline, we are seeking an experienced Commercial Manager to lead the commercial delivery of complex, design-led fit-out projects across London.
The Role
As Commercial Manager, you will take full responsibility for the commercial performance of multiple high-value hospitality fit-out projects. You will work closely with project managers, designers, suppliers, and clients to ensure projects are delivered on time, on budget, and to exacting quality standards.
This is a hands-on role requiring deep industry knowledge of marble, natural stone, and bespoke joinery, and an understanding of the unique challenges involved in luxury hospitality environments.
Key Responsibilities
- Full commercial management of stone and joinery fit-out projects
- Preparing, reviewing, and managing project budgets and cost plans
- Contract administration, valuations, variations, and final accounts
- Procurement of stone, marble, and joinery packages
- Supplier and subcontractor negotiation and performance management
- Managing risk, cash flow, and cost reporting throughout project lifecycle
- Working closely with project delivery teams to protect margin and programme
- Liaising with high-end hospitality clients, designers, and main contractors
- Supporting pre-construction pricing, tenders, and value engineering
- Ensuring contractual compliance and best commercial practice
Required Experience & Skills
- Proven experience as a Commercial Manager or Senior Quantity Surveyor
- Strong background in stone, marble, and bespoke joinery
- Experience delivering high-end hospitality or restaurant fit-outs
- Solid understanding of natural stone procurement, fabrication, and installation
- Strong contractual knowledge (JCT contracts preferred)
- Confident managing complex variations and design-led changes
- Commercially astute with excellent negotiation skills
- Comfortable working in fast-paced, high-pressure environments
- Strong communication skills and professional client manner
Desirable
- Experience working with luxury brands or Michelin-level hospitality clients
- Knowledge of imported stone sourcing and lead-time management
- Exposure to CAT A / CAT B or high-spec fit-out environments
