What we’re looking for
We’re looking for passionate team players to bring joy to our customers every day. As an Estates Surveyor & Property Manager, you’ll ensure that Pret’s existing estate is managed effectively and efficiently whilst creating strong landlord and tenant relationships, protecting Pret’s long-term objectives.
The role will involve Landlord and Tenant work by way of managing relationships with external stakeholders to facilitate rental deals, lease renewals and regears. This is a pro-active position delivering efficiencies in property-related cost areas such as rents, rates, service charges and insurance, whilst dealing with specific property law. The role will also involve directly managing the third parties valuing, managing and reviewing Business Rates and the application and renewal process in relation to outside seating and licensing. You will work closely with teams across the business including the maintenance and development teams to provide support with Landlord and other third-party consents.
Key responsibilities
- Property, Costs and Budgeting
- To be directly involved in information gathering and controlling the budgets for all property-related costs.
- To be the lead in ensuring the process of checking that rents are paid following lease agreements, assisting in investigating any anomalies.
- To be the lead in managing and ensuring that all occupational rates are assessed and appealed.
- To monitor opportunities where MCC appeals may be pursued on rateable assessments.
- To challenge service charges to ensure Landlord’s budgets are correct and in line with the “Code”.
- To assist in managing the Pret sub-let estate and assist where required in the disposal of surplus space.
- To schedule insurance charges and challenge these where appropriate.
- To liaise with finance to ensure services and facilities are managed and costs minimised.
- To liaise with the helpdesk to ensure that all maintenance issues are dealt with in a timely and effective manner.
- To assist the Estates Manager as required in the monitoring of outsourced rent review activity.
- Landlord and Legal Issues – Management of Estate
- To assume full responsibility for the obtaining of any necessary Landlord and statutory consents in terms of refurbishments, alterations and maintenance roll outs having regard to key lease dates.
- To manage and implement the licensing of all external seating, ensuring new Licences are applied for and that annual Licences are renewed in a timely and effective manner.
- To build relationships with Landlord’s and other third parties for the benefit of the management of the estate.
- To assist the Estates Manager in dealing with Schedule of Dilapidations, Schedule of Conditions and Wants of Repairs issued by Landlords and to liaise with the construction team to ensure implementation.
- To deal with issues raised by local planning authorities over Use Class issues and any relevant planning legislation/enforcement action.
- To provide solicitors with commercial instructions, manage their output and seek escalation to the Property Director where appropriate.
- Other Property-Related Tasks
- To ensure any live property databases are accurate and up to date.
- To maintain property information systems to ensure that access to information is readily available and transparent.
- To work with management accounts to ensure all property costs are accurate and accounted for.
- To collaborate with the rest of the property team as required.
Experience and Skills
- A dynamic individual with an organized and composed approach to work.
- Detailed understanding of property-related costs.
- Commercial acumen & budget management.
- Negotiation skills, a pro-active self-starter.
- Knowledge and experience of Landlord and Tenant Law.
- Database management.
- Knowledge and experience of dealing with dilapidations.
- RICS qualification preferred or minimum 2 years’ relevant and practical experience.

The interview journey
Every interview process at Pret begins with the same two stages. First, you’ll have a relaxed 30-minute conversation with our recruitment team so we can get to know you and your experience. Next, you’ll be invited to a one-hour, in-person interview with the hiring manager at our Head Office in London Victoria. Depending on the role and function, there may be additional stages. These could include time spent in one of our shops, completing a task, or meeting a senior leader.
