Our client is a privately owned business who have won numerous awards for their work as electrical, mechanical and construction contractors. They mainly work as the principal contractor with in-house design, build and maintenance functions. Typical projects are large and varied, and include NHS, MOJ, MOD, education, blue light services and more.

As part of their ongoing development, they are seeking to strengthen their team in the northwest with a key new appointment – a Small Works & Maintenance Manager. The ideal candidate will be someone who has serviced mechanical plant in the past - possibly industrial boilers, HVAC, AHUs, and possibly Gas certified), but who is also able to manage a project from quotation to completion, utilising other trades as needed and co-ordinating the whole project. The role will likely be more biased towards mechanical rather than electrical projects.

You will need to be able to diagnose building services issues for example problems with a buildings heating, hot water, ventilation or electrical systems, and identify the right trades to use for seeing the project through to completion. Some projects might include the phasing and process of changing the purpose of a room within a building. For example, the room may currently be a small office, but the client wants it changing to an accessible toilet. In this scenario you would be responsible for pricing, securing and delivering the works, as well as ensuring that all materials, sub-contractors, compliance and health and safety is in place for the smooth delivery of the project.

These works are mainly, but not limited to, hospitals, so experience managing the following services in healthcare is important:

  • Mechanical
  • Electrical
  • Ventilation
  • BMS
  • Builders Works
  • Joinery

SSSTS or SMSTS or similar would be preferable.

KEY RESPONSIBILITIES:

  • Securing, Pricing and delivering small works.
  • Preparing quotes, managing budgets, tracking costs, and approving invoices.
  • Building and growing the Small Works and Servicing offering, which in time will lead to growing your own team.
  • Ensuring installations are to current guidelines, HTMs and highest of standards.
  • Planning works to minimise disruption, managing decant processes (if needed), and coordinating with other departments / trades.
  • Ensuring that all Health and Safety standards are met and to monitor ongoing and changing conditions.
  • Inspect work to ensure it meets quality standards and matches the project's design documents.
  • Ensuring a high standard of document control and operational procedures.
  • Acting as the main point of contact, understanding needs, providing updates, and ensuring satisfaction.
  • A good understanding of project sequencing.
  • Address and resolve any unexpected problems or challenges that arise during the project.
  • Planning and having structured meetings with on-site staff, Clients and the management team.

WHAT WE ARE LOOKING FOR:

  • Able to demonstrate thorough understanding of various disciplines as stated above.
  • Ability to work in a live, occupied environment.
  • Ideally Manual Handling, IPAF, Asbestos Awareness, First Aid.
  • A full UK driving licence is essential.
