Are you an experienced Project or Contracts Manager with a passion for delivering exceptional, high value residential projects from inception through to completion?

I’m currently working with a highly respected main contractor renowned for delivering some of the UK’s most prestigious private homes, heritage restorations, and bespoke country estates. They’re seeking a Project or Contracts Manager who can take full ownership of complex, design-led residential projects while maintaining the highest standards of quality, programme, and client service.

Initial projects include the refurbishments of private residences in Buckinghamshire and Oxfordshire, defined by heritage detail, exceptional craftsmanship, and contemporary luxury. The forward pipeline consists exclusively of bespoke residential projects, with contract values ranging from £5m to £20m.

The Role:

As Project Manager / Contracts Manager, you’ll hold overall responsibility for the successful delivery of one or multiple high end residential projects, leading site teams and coordinating all stakeholders to ensure projects are delivered safely, on time, within budget, and to exacting standards.

You will:

  • Take full ownership of project delivery from pre-construction through to handover
  • Lead and manage Site Managers and project teams on site
  • Oversee programme, sequencing, and resource planning
  • Manage subcontractor performance, procurement, and coordination
  • Work closely with the commercial team to manage cost control, variations, and risk
  • Coordinate consultants, designers, and specialist trades
  • Maintain exceptional quality control and finish standards throughout
  • Act as the primary point of contact for clients, consultants, and senior stakeholders
  • Ensure compliance with health & safety, CDM, and company procedures

About You:

You’ll bring:

  • Proven experience as a Project Manager or Contracts Manager on £5m+ prime or super prime residential / heritage projects
  • Strong technical and construction knowledge across high-end refurbishment and new build
  • Excellent leadership, organisation, and communication skills
  • Commercial awareness with the ability to manage risk and change
  • Confidence operating in high-end, client-facing environments
  • A proactive, solutions-focused approach with meticulous attention to detail
  • Ability to manage multiple workstreams and stakeholders effectively
