Purpose: To provide leadership, governance and assurance across the Commercial function within the Modular Rental Division. The Managing Quantity Surveyor is accountable for ensuring robust commercial processes, contractual compliance, accurate reporting, effective cash management, and the consistent application of commercial best practice across all projects. The role is responsible for driving commercial performance through the development, support and challenge of the commercial team rather than through direct project management.

Experience, Qualifications & Training:

  • Proven experience as a Senior or Managing QS within construction, modular building, or plant/rental environments.
  • Strong understanding of construction contracts (NEC, JCT, framework agreements) and their administration.
  • Excellent client‑facing communication, negotiation, and presentation skills.
  • Demonstrable ability to manage variations, commercial risk, and programme‑driven commercial outcomes.
  • Track record of supporting or leading QS teams and improving commercial processes.
  • High attention to detail, strong analytical skills, and ability to work autonomously.
  • Relevant QS degree or equivalent professional qualification (desirable).

Principle Accountabilities:

  • Provide day‑to‑day leadership and direction to the commercial team.
  • Establish clear standards of performance, accountability and commercial excellence for Commercial Controllers and Quantity Surveyors.
  • Conduct regular one‑to‑one reviews with Commercial controllers and Quantity Surveyors.
  • Provide coaching, identify capability gaps and implement development plans and constructive challenge to the commercial team.
  • Promote a culture of ownership, collaboration and continuous improvement.
  • Ensure consistent application of commercial processes, procedures and contractual obligations across all projects.
  • Review project commercial performance and challenge forecasts, risks and opportunities.
  • Ensure compliance with delegated authority levels and approval processes.
  • Maximise variation value while upholding contractual integrity and client confidence.
  • Develop and maintain a robust flow‑to‑down schedule, mapping upstream contract obligations into downstream subcontract agreements to ensure risk alignment and contractual protection.
  • Ensure Commercial Leads effectively manage client discussions relating to programme, delays, extensions of time, compensation events and associated commercial impacts.
  • Drive and protect on‑hire dates in line with contractual programme milestones.
  • Escalate material commercial risks to the Head of Commercial.
  • Drive margin protection and enhancement across the division.
  • Ensure robust cash flow forecasting and cash collection performance.
  • Monitor and challenge aged debt and outstanding commercial issues.
  • Support the delivery of divisional revenue and profitability targets.
  • Support the Head of Commercial in delivering accurate, timely and forward‑looking commercial reporting across all projects.
  • Support continuous improvement in commercial processes, controls and documentation across the department.
