The Commercial Manager at PREAH Building Services is responsible for leading the commercial function across Mechanical and Electrical (M&E) projects, ensuring strong financial performance and effective commercial governance from project inception through to completion. This role provides strategic oversight of all commercial activities, including cost management, contract administration, procurement and risk management, across multiple projects or high-value schemes. The Commercial Manager plays a key role in driving profitability, protecting the company’s commercial interests and supporting overall business performance.
Working closely with senior leadership, project teams, clients and supply chain partners, the Commercial Manager will provide clear direction, robust financial control and informed commercial decision‑making. The role requires strong leadership, commercial acumen and the ability to influence stakeholders at all levels, while upholding PREAH’s commitment to quality, safety and client satisfaction.
Core Responsibilities- Contractual and Financial Management
- Manage and interpret contracts between the company and clients, ensuring all parties fulfil their contractual obligations.
- Oversee the financial aspects of projects, including budgeting, forecasting, and cost control, to ensure economic viability and profitability.
- Identify and mitigate financial and contractual risks associated with projects.
- Cost Management and Reporting
- Develop and manage budgets for various projects, ensuring alignment with company financial goals.
- Prepare and maintain CVR (Cost Value Reconciliation) documents to monitor project profitability and financial performance.
- Provide regular financial reports and updates to senior management, highlighting key financial metrics and variances.
- Procurement and Supply Chain Management
- Negotiate terms and conditions with suppliers and subcontractors to secure favourable agreements.
- Develop and implement procurement strategies that align with project requirements and company objectives.
- Coordinate with suppliers to ensure timely delivery of materials and services, maintaining project schedules.
- Team Leadership and Development
- Lead and mentor the commercial team, fostering a culture of continuous improvement and professional development.
- Identify training needs and facilitate opportunities for team members to enhance their skills and knowledge.
- Conduct regular performance reviews, providing constructive feedback and setting objectives for team members.
- Compliance and Legal
- Ensure all commercial activities comply with relevant laws, regulations, and company policies.
- Handle disputes and claims related to contracts, working towards amicable resolutions.
- Maintain accurate records of all commercial transactions and correspondence for auditing and legal purposes.
- Degree or equivalent qualification in Quantity Surveying, Commercial Management, or a related discipline.
- Extensive experience in a senior commercial or Quantity Surveying role within Building Services (M&E) or the wider construction industry.
- Strong working knowledge of standard forms of contract including JCT, NEC and bespoke contract arrangements.
- Demonstrable experience in leading the commercial function across multiple projects or high‑value schemes.
- Proven track record of delivering projects profitably while managing commercial risk.
- Experience in managing, mentoring and developing commercial teams.
- Professional membership (e.g. RICS or equivalent) desirable.
- Strong commercial and financial acumen with a strategic mindset.
- Advanced negotiation, influencing and dispute resolution skills.
- Excellent communication and stakeholder management abilities across all levels.
- High level of analytical thinking with strong problem‑solving capability.
- Ability to lead, motivate and develop high‑performing teams.
- Strong organisational skills with the ability to manage multiple priorities and deadlines.
- Proficient in commercial management systems, financial reporting tools and Microsoft Office applications.
This role is primarily office‑based at PREAH’s Newhouse headquarters, with oversight of multiple projects across the business. The Commercial Manager will operate within a fast‑paced environment, balancing strategic commercial responsibilities with day‑to‑day project demands. The role requires strong organisation, leadership and the ability to manage competing priorities effectively. Occasional travel to project sites and flexibility in working hours may be required to support key project milestones and business needs.
