Asset Manager – Business Space / Office Assets
Purpose:
To be instrumental in the growth and development of an industry-leading, privately owned commercial real estate company.
Within an established Asset Management function, this role will take leadership responsibility for a portfolio of privately owned Business Space assets. You will identify and deliver opportunities to enhance cash flow and asset value, lead value‑add initiatives, and take full ownership of the operational performance of your assets, supported by in‑house Property and Facilities Management teams.
You will deliver concise, accurate and insightful reporting, present confidently to both internal and external stakeholders, provide best‑in‑class asset management advice, and drive profitable revenue growth across your portfolio.
We are looking for someone who embraces challenge and accountability. You will have full ownership of your assets and be expected to organise and lead the teams around you to ensure delivery against business plans.
Location: On-site in London (Knightsbridge) or Manchester (King Street), with regional travel as required

Key Responsibilities
- Identify and deliver cost-effective asset enhancement initiatives, with primary responsibility for improving NOI across your portfolio
- Drive income growth through lettings, lease management, rent reviews and alternative revenue streams (e.g. car parking, meeting spaces)
- Proactively mitigate void costs and income shortfalls across the portfolio
- Lead refurbishment and reconfiguration projects to meet modern tenant demand, working with the Building Consultancy team to set budgets and monitor delivery
- Market vacant space and deliver new lettings, including appointing, managing and motivating letting agents
- Lead direct negotiations with tenants to achieve successful renewals, regears and value-accretive outcomes
- Report progress against business plans, highlighting risks and blockers and recommending alternative strategies where required
- Oversee Property and Facilities Management functions to ensure assets are managed and maintained to agreed standards
- Ensure accurate and timely updates of internal asset management systems and platforms
- Approve service charge budgets, monitor expenditure and support reconciliations
- Support the Investment Management team with appraisals and due diligence on new acquisitions as required
- Promote company-wide and asset-specific sustainability initiatives
- Identify and implement alternative income-generating initiatives at asset level to enhance value
Required Experience & Skills
- Minimum of five years’ proven Asset Management experience, ideally within the office or business space sector
- Demonstrable experience leading operational real estate professionals
- Strong commercial awareness, industry knowledge and competitor analysis
- Excellent report‑writing and presentation skills
- High level of competence with MS Office applications
- Ability to combine strong technical property knowledge with professional written and verbal communication
