We are seeking an experienced Estates Director to lead on-site facilities management operations, overseeing 24/7 cleaning and security across the estate.
The Estates Director will hold overall responsibility for the operational, financial, and reputational performance of Brindleyplace, while playing a key role in shaping future strategy.
We are looking for candidates with proven senior experience in Facilities or Estate Management within complex, multi-tenanted environments. (Mixed-use, retail, or business space), ideally with blue-chip occupiers.
Key Responsibilities:
Leadership & Delivery
- Lead an on-site team of 70+ colleagues
- Ensure delivery of contractual obligations, meeting or exceeding KPIs and SLAs
- Maintain full compliance with all relevant legislation (health & safety, environmental, etc.)
- Build strong relationships with asset and property managers, occupiers, local authorities, and community partners
Strategic Leadership
- Contribute to and deliver the Brindleyplace FM strategy aligned to asset management objectives
- Lead transformation initiatives across FM disciplines (hard/soft services, sustainability, technology, innovation)
- Act as the senior accountable lead for estate operations, compliance, and risk
- Drive a culture of operational excellence and outstanding occupier/visitor experience
Operational & Technical Management
- Oversee all estate operations across in-house teams and supply partners (M&E, cleaning, security, waste, front of house, utilities, public realm)
- Ensure statutory and regulatory compliance across all assets
- Embed sustainability and ESG initiatives (energy, waste, biodiversity, social value)
- Lead business continuity, resilience, and crisis management planning
- Manage multi-million-pound FM budgets and support service charge processes
- Oversee procurement, tendering, and contract performance
- Identify cost efficiencies and operational improvements
- Support leasing and asset management activity through operational insight and due diligence
- Build strong relationships with occupiers, from corporates to leisure and retail tenants
- Act as senior point of contact for operational matters
- Collaborate with asset and property management teams to deliver strategic objectives
- Support marketing and events activity to enhance estate activation
- Engage with key stakeholders including Birmingham City Council, West Midlands Police, and utilities/transport bodies
- Lead and develop a multidisciplinary team (including security, cleaning, and estate management)
- Foster a culture of collaboration, accountability, and innovation
- Inspire high standards of service delivery across teams and contractors
- Set clear objectives and monitor performance, driving continuous improvement
- Modernise FM systems, data platforms, and reporting
- Drive digital transformation across estate and customer experience
- Introduce smart technologies and predictive maintenance solutions
Requirements
- Proven senior experience in Facilities or Estate Management within complex, multi-tenanted environments (mixed-use, retail, or business space), ideally with blue-chip occupiers. (preferably not public sector, residential or education)
- Strong technical knowledge across hard and soft FM services (M&E, compliance, security, cleaning, public realm)
- Experience managing large budgets, service charge processes, and outsourced contracts
- Strong understanding of statutory compliance, health & safety, and risk management
- Experience embedding sustainability and ESG initiatives
- Strong commercial acumen with experience supporting asset management and leasing activity
- Data-driven mindset with the ability to use performance metrics to drive improvement
- Excellent stakeholder management and communication skills
- Collaborative approach across cross-functional teams
- Proven leadership of large multidisciplinary teams, driving performance and service excellence
- Experience delivering transformation, innovation, and digital FM solutions
- Comfortable leading change in complex environments
- Strong financial, analytical, and organisational skills
