Overview of Duties
Responsible for translating strategic hard FM priorities into operational excellence at Brindleyplace. Acting as the senior onâsite lead for hard FM operations, ensuring that delivery is both robust and agile while maintaining alignment with portfolioâwide standards.
Oversee and coordinate all aspects of hard FM service delivery, working closely with the broader FM team, Property/Asset Managers, and client stakeholders to embed a highâperformance, customerâfacing approach. Influence and shape the hard FM setting expectations for leadership, conduct, and performance on the ground.
Key ResponsibilitiesLeadership
Set the vision and direction for hard FM services aligned to business and asset strategies.
Lead, coach, and develop an onâsite multiâdisciplinary team.
Champion a safetyâfirst culture and highâperformance standards.
Act as a senior point of escalation for critical or sensitive operational issues.
Business Planning
Translate corporate and portfolio objectives into actionable siteâbased hard FM delivery plans.
Develop and deliver mediumâ and longâterm asset maintenance strategies.
Identify opportunities to improve efficiency, service quality, and sustainability.
Set clear KPIs, reporting standards, and operational improvement targets.
Compliance
Ensure full compliance with all statutory, regulatory, and internal FM requirements (e.g. SFG20, H&S at Work Act, LOLER, PSSR, FâGas, etc).
Maintain robust audit trails and ensure readiness for internal and external audits.
Lead risk assessments, gap analyses, and improvement actions following incidents or inspections.
Act as the duty holder or appoint competent persons where required.
Manage and forecast hard FM budgets across planned and reactive works.
Drive value for money in supplier contracts through aggregation, negotiation, and performance benchmarking.
Oversee lifecycle cost planning and capital replacement forecasts.
Monitor spend, variations, and financial risk across the portfolio.
Operational Management
Ensure highâquality delivery of planned preventive and reactive maintenance services.
Monitor inâhouse and supplier performance via SLAs, KPIs, and audit regimes.
Lead changes to the services as required from time to time.
Oversee asset data accuracy, CAFM system integrity, and service documentation.
Technical Leadership
Maintain expertâlevel knowledge of building services systems (e.g. HVAC, electrical, fire, BMS).
Advise internal stakeholders on technical risk, lifecycle planning, and performance issues.
Set and maintain engineering and maintenance standards across all sites.
Support technical input on complex fault diagnosis or project design.
Work Winning & Client Engagement
Support bids, tenders, and reâbids with robust technical and operational input.
Represent hard FM capability in client pitches and due diligence processes.
Foster strong client relationships through transparency, service performance, and innovation.
Drive adoption of FM technologies (e.g. IoT, condition monitoring, CAFM enhancements).
Lead reviews of delivery models to explore insourcing, selfâdelivery or hybrid approaches.
Benchmark performance and implement continuous improvement initiatives.
Embed ESG principles into hard FM delivery, particularly energy and asset efficiency.
Located 5 days a week on site at Brindleyplace.
