Main Purpose: To be instrumental in the growth and development of an industry-leading, privately-owned commercial Real Estate company. In this role within our established Asset Management team, you will work alongside Senior Asset Managers, supporting the effective management of our diverse UK portfolio of privately-owned retail assets. You will play an essential role in making key decisions for shopping centre management, identifying opportunities to enhance cash flow and asset value, supporting initiatives to increase value, and assisting in the full property management process with dedicated in-house PM resources.
You will be expected to contribute to concise, accurate, and impactful reporting, present confident pitches to both internal and external stakeholders, offer top-tier asset management insights, and support the profitable growth and development of our retail assets. We are looking for someone who is comfortable in taking on a challenge and who already has some experience in retail/shopping centre asset management or a strong background in property management or another similar role. In future if you do well, you will then progress to a Senior AM role with full ownership of your assets.
Main Duties:
- Assist with implementing the agreed annual business plan to deliver targets for net income, occupancy rates, transaction flow and ERV growth.
- Identification and delivery of asset enhancement initiatives, including the implementation of value-add strategies.
- Liaise with the Leasing Manager to execute the leasing strategy, including the reconfiguration of available space.
- Improve the net income target at each centre by removing breaks, extending leases, implementing rent reviews/lease renewals, etc.
- Work closely with the PM resource to scrutinise the Service Charge budgets.
- Assist with the PPM, utilising in-house expertise and external resource to manage this appropriately, as well as pro-actively managing repairs.
- Work closely with our Facilities Management team to ensure cost and operational-effective site management.
- Support the Company's response to tenders, assisting with acquisition and disposal due diligence.
- Assist with completing and presenting detailed, accurate and effective reports.
Requirements, Skills and Qualifications:
- Retail Property/Asset Management working experience.
- Demonstrable understanding of how to best manage expectations, and deal with demanding clients.
- Demonstrable report-writing and presentation skills.
- Advanced ability across MS Office packages including but not limited to MS Excel/Visio.
- Ability to combine property knowledge with professional presentation and report writing skills.
- Commercial awareness, industry knowledge and competitor analysis.
- A background of working within a retail property management team, bringing a working knowledge of how the nature of this relationship works.
- Strong initiative and ability to work autonomously and manage own time.
- Able to think creatively about repurposing and regeneration of real estate assets.
- Excellent interpersonal and team management skills.
- Solid administrative skills for effective, accurate report writing.
