Join our PPG Architectural Coatings business, home to brands such as Johnstones and Leyland, in a fundamental and exciting role. You will manage all property related matters for the UK mainland stores, ensuring a focus on driving commercial performance to achieve sales, margin, and cost control targets.
The primary responsibilities include:
- Overseeing the store Network Opex budget, managing spend in compliance with requirements, approving works, and monitoring and providing reports on spend vs budget.
- Managing Store Network Capex budgets.
- Ensuring that all EHS critical work is completed in a timely manner.
- Working in collaboration with Divisional Controllers to deliver national business strategy.
- Identifying suitable properties within target areas and being the primary contact with agents and landlords.
- Supporting negotiation of all new leases.
- Supporting PPG's growth strategy by collaborating with stockist and regional teams to identify businesses suitable for acquisition.
- Being the primary contact with business owners during the gathering of financial information and negotiations to purchase.
- Collaborating with Finance to evaluate the business and build the business case for purchase.
- Identifying stores requiring a refit to deliver improved sales and EHS standards.
- Working with the Store Development team to provide a budgeted cost for each refit.
- Maintaining a record of all leased properties, ensuring the business is aware of key deadlines (e.g., breaks or expiries) to make timely and informed decisions about the future of a store.
- Conducting negotiations on lease renewals and supporting other team members in their negotiations to limit PPG's future costs.
- Defining terms for third-party agencies used in negotiations to limit PPG's future costs.
Qualifications:
- 5-10 years experience in a property/facilities role.
- Experience working in a multi-site network.
- Experience in retail or similar.
