Potensis is pleased to partner with a trusted and respected National Residential Developer who have developed an enviable reputation for consistently delivering high end, complex and design led projects for over 20 years. They are looking to appoint a Construction Director to manage a portfolio of projects located throughout the South West, including projects in Devon and Cornwall, who will have full responsibility for the build team and ensure that projects are delivered safely, to high quality and on time.
Reporting to the Managing Director, this position oversees the full build lifecycle and leads the construction function, ensuring projects are delivered to agreed timelines, quality expectations, and financial objectives. You will embed strong customer care and rigorous health and safety practice throughout all operations.
Responsibilities:- Oversee the delivery of all developments in line with agreed specifications, schedules, and annual completion targets approved by the divisional leadership team.
- Maintain high standards of delivery, tight cost control, and strong contribution to divisional profitability.
- Drive a customer-first culture across the division by putting the organisation’s customer care strategy into action.
- Ensure satisfaction benchmarks are achieved and personally handle escalated customer issues that cannot be resolved at team level.
- Collaborate with the Managing Director to determine construction sequencing, compound locations, and site logistics.
- Prepare build schedules and work alongside Construction or Contracts Managers to track progress and maintain programme discipline.
- Work closely with the Sales Director to stay aligned on reservation, exchange, and completion forecasts to ensure build output is optimised for commercial performance on each scheme.
- Coordinate with the Commercial Director on the selection and appointment of subcontractors and suppliers, ensuring the right expertise, capacity, and standards are in place to meet programme and quality requirements.
- Uphold and enforce the organisation’s health and safety standards, creating and maintaining a safe working environment at all times.
- Ensure the construction department is properly staffed, clearly directed, and supported with the training, communication, and resources needed to deliver effectively.
- Engage in the early stages of site planning through to final completion to ensure buildability, quality, and efficiency are incorporated from the outset.
The role would suit an existing Construction Director who has gained experience within a quality residential developer who has a consistent record of delivery. Alternatively, consideration would be given to someone who is looking to take their first role as a Director.
