Potensis is pleased to partner with a multi office Residential Developer to recruit a Commercial Manager for their high performing South East region. This is an excellent opportunity to join a housebuilder known for delivering high-quality homes, maintaining strong commercial performance, and placing customer satisfaction at the centre of its operations.
The Role
With a strong pipeline of developments and continued regional growth, our client is seeking an experienced Commercial Manager who can work as the number 2 to the Commercial Director and contribute to the full running of the Commercial Department. In this role, you will take full ownership of the commercial function across multiple housing projects. You will be responsible for managing budgets, controlling costs, overseeing procurement, and mitigating commercial risk throughout the full project lifecycle – from pre-construction through to final account. Working closely with operational teams, you will play a key role in ensuring projects are delivered profitably while maintaining strong relationships with the supply chain, consultants, and clients.
Key Responsibilities
- Lead the commercial strategy and delivery across allocated residential projects
- Manage cost planning, tendering, and procurement processes
- Monitor and control project budgets, ensuring accurate forecasting and reporting
- Negotiate with subcontractors and suppliers and manage contracts through to final account
- Identify and manage commercial risks to protect project margins
- Work collaboratively with site teams and project managers to support programme delivery
- Prepare and review tender documentation and commercial submissions
- Build and maintain strong relationships with internal teams, clients, and supply chain partners
Requirements
- Degree or HND in Quantity Surveying, Commercial Management, or equivalent experience
- Proven experience within residential construction, ideally housebuilding
- Previous experience as a Commercial Manager, or a Senior Quantity Surveyor ready to step up
- Excellent commercial awareness and financial reporting skills
- Confident communicator with strong negotiation and leadership abilities
- Highly organised, self-motivated, and able to work both independently and collaboratively
- Full UK driving licence
