FTC - Surveying Opportunity - Residential Developer - Manchester Our client is a well-established residential developer with a strong reputation for delivering high-quality new homes across Greater Manchester and the North West.

Due to increased project activity, they are looking to appoint an experienced Quantity Surveyor to join their commercial team on a 12-month fixed-term contract.

This is an excellent opportunity to work with a respected housebuilder, supporting the commercial delivery of multiple residential developments while contributing to the successful completion of key projects.

The Role Reporting to the Commercial Manager, the successful candidate will be responsible for managing the commercial and contractual aspects of residential developments from procurement through to final account.

You will work closely with site teams, subcontractors and suppliers to ensure projects are delivered on time, within budget and to the highest standards.

Key Responsibilities Manage the commercial performance of multiple residential developments.

Prepare cost plans, budgets and financial forecasts.

Procure subcontractors and suppliers, including tender analysis and contract negotiations.

Prepare and manage subcontract orders and payments.

Monitor project costs, valuations and cash flow.

Identify, manage and value variations.

Prepare monthly cost reports and forecasts for senior management.

Negotiate final accounts with subcontractors.

Work collaboratively with construction, technical and finance teams to ensure commercial objectives are achieved.

Ensure compliance with company procedures, contractual obligations and relevant legislation.

About You The successful candidate will be a commercially astute Quantity Surveyor with experience in residential construction and a proactive approach to cost management.

Essential Requirements Degree or equivalent qualification in Quantity Surveying or a related construction discipline.

Previous experience as a Quantity Surveyor within a residential developer, housebuilder or main contractor.

Strong knowledge of JCT contracts and construction procurement.

Excellent commercial awareness and negotiation skills.

Strong analytical and financial management abilities.

Ability to manage multiple projects simultaneously.

Proficient in Microsoft Office and commercial management software.

Full UK Driving Licence.

Desirable Membership of, or working towards, RICS or CIOB accreditation.

Experience with COINS or similar housebuilding commercial systems.

Knowledge of residential development processes and cost control within the housebuilding sector.
