This is a fantastic opportunity for a confident and capable Quantity Surveyor who’s ready to take the next step. Working across multiple residential developments in the Essex region, you will play a key role in delivering commercially successful schemes ranging from 50 to 150 units. You’ll be joining an experienced and collaborative team, with real scope for long-term growth and progression.

The Role: As a Senior Quantity Surveyor, you will take commercial responsibility for a portfolio of live sites—managing budgets, overseeing procurement, and ensuring cost control from start to finish. This is a hands-on role where you will work closely with site and technical teams, contributing to strategic decisions and maintaining financial control throughout the build process.

Key Responsibilities:

  • Take full commercial ownership of several residential projects, ensuring financial targets are met while maintaining close coordination with site teams, subcontractors, and internal departments to drive successful project outcomes.
  • Lead procurement across multiple developments, selecting and negotiating with subcontractors to secure the best value while maintaining high quality and ensuring packages are delivered on time and within budget.
  • Produce accurate monthly cost reports, forecasts, and CVRs, providing senior leadership with clear insights into financial performance and proactively identifying risks or opportunities.
  • Oversee valuation submissions, manage payment applications, and take responsibility for final accounts, ensuring all financial and contractual obligations are met in line with programme delivery.
  • Act as a key point of contact for commercial matters on your sites, supporting the professional development of junior team members and contributing to a collaborative, high-performing commercial team culture.

You will have a strong background in residential housebuilding, with a solid understanding of commercial processes and contract administration. You might be an experienced QS ready to step up, or already operating at Senior QS level and looking for a broader, more autonomous role. Strong communication skills, attention to detail, and a proactive mindset are essential.
