Positive Employment is currently recruiting for a Caretaker for our client, a housing association based in London. The successful post holder will undertake a wide range of duties including minor internal and external property repairs, and supplementing the work of our cleaning and gardening teams ensuring that our communal areas are well maintained. They will be provided with tools and machinery to help them undertake their tasks and we will supply them with a new uniform, safety boots and personal protective equipment. They will need to have the ability to undertake physically demanding work. This role is a temporary contract initially for 3 months with the possibility to extend.
Duties and Responsibilities:
- Ensuring communal areas are clean, safe, and well maintained, carrying out spot cleaning duties including sweeping, vacuuming, mopping, dusting, polishing, and litter picking.
- Sweeping, disinfecting, and maintaining refuse chutes, bins, and bin areas to a high standard.
- Operating cleaning machinery such as jet washers and steam cleaners when required, following appropriate training and safety procedures.
- Carrying out minor internal and external repairs of a basic semi-skilled nature including joinery, basic plumbing tasks, lock changes, graffiti removal, and internal painting.
- Reporting unresolved repairs, maintenance issues, or health and safety concerns to the maintenance department or line manager and following up where necessary.
- Carrying out inspections, tests, and submitting detailed reports as requested.
- Providing cover and support for colleagues during periods of absence.
- Acting as a point of contact for residents, responding to enquiries professionally or referring matters to the appropriate team.
- Identifying and reporting concerns relating to vulnerable residents to the Housing Team or line manager where appropriate.
- Maintaining a professional, polite, and customer-focused approach when dealing with residents, visitors, contractors, and colleagues.
- Complying with all health and safety legislation, policies, and procedures, ensuring the correct use of PPE, tools, and equipment at all times.
- Undertaking additional duties consistent with the nature and level of the role as required.
Personal Requirements:
- Previous experience within a caretaking, estate services, cleaning, maintenance, or housing environment.
- Good practical skills with the ability to undertake a range of minor building and domestic repairs.
- Ability to carry out physically demanding duties and work both indoors and outdoors.
- Experience of working independently and as part of a small team.
- Basic understanding of health and safety procedures relevant to estate services and maintenance work.
- Excellent communication skills with the ability to interact professionally with residents, contractors, and colleagues.
- Ability to use smartphones or handheld devices to access emails and log repairs or health and safety issues.
- Proactive, reliable, and able to use initiative with a flexible and positive 'can-do' attitude.
- Strong attention to detail and commitment to maintaining high standards.
- Standard DBS.
Working Hours: 37hrs / Monday - Friday
Pay: Β£500.00 per day
