We are experiencing a significant increase in demand for our unique service, and to meet this requirement, we are now recruiting for an Assistant Project Manager. In this role you will assist in managing fit out contracts on-site, liaising with the Project Manager, Site Manager, Contracts Manager, Client, sub-contractors and other trades, co-ordinating all aspects of the works so that the project is completed in line with the Projects specification, within budget and on time. You will have or be willing to learn a commercial understanding of the lifecycle of the project, advising the Project QS of any change of scope including both client and subcontractor changes. You will represent the company in a professional manner in all dealings.

The components of the role are set out below:

  • Overseeing the activities of the project’s appointed subcontractors from Contract award through to practical completion.
  • Management of all permits, licences, authorisation necessary for the construction works.
  • Providing the Contracts Manager with support to include the reporting of progress and support for any claims for extension of time and or costs.
  • Understanding and maintaining the budget and ensuring the project is completed within stipulated budget and on time.
  • Performing all duties with a strong emphasis on health, safety, quality and environmental compliance.
  • Promoting safe working practices throughout the performance of the works, with particular emphasis on promoting safe working practices amongst the various contractors.
  • Managing the interfaces between contractors and providing innovative solutions to schedule conflicts to minimise project delay and cost.
  • Working closely with the Project Manager and Contracts Manager to plan the project effectively, ensuring that the project requirements, specification, design drawings, health and safety proposals are all read, understood, and agreed, and that a project programme is in place.
  • Setting up an emergency plan and general site facilities for the project, ensuring that these are in line with CDM regulations including providing first aid facilities.
  • Forming and maintaining the storage facilities and managing stock planning so that stock, materials, plant and tools are organised to meet the timescales for the project.
  • Formulating a material schedule for the project, including take off from issued drawings and specifications, and producing requisitions as far ahead of programme periods as possible to enable best prices to be obtained by the Purchasing Department.
  • Producing a labour schedule in conjunction with line manager and project surveyor to ensure sub-contractors packages are placed in time to meet the programme.
  • Maintaining the schedule and tracking progress, keeping records on file and copying weekly records to line manager/office.
  • Ensuring safety to public, site visitors and staff on site at all times, ensuring that preventative measures are taken.
  • Maintaining security of completed works, perimeter barriers, stored materials, and plant, at all times during the project.
  • Supervising and managing all site-based operatives, overseeing all aspects of their work, including carrying out safety inductions and toolbox talks.
  • Checking that all materials used, including those used by sub-contractors, are compliant with technical and quality specifications.
  • Keeping photographic survey of all site operations and works and forwarding to the office via line manager.
  • Maintaining and tracking deliveries, ensuring that stock and materials are deployed properly.
  • Communicating effectively at all times with the client, client’s representative, project architect, project engineer, local authorities, residents (if applicable), and all persons affected by the project.
  • Maintaining accurate and up to date records for site attendance, site induction, toolbox talks, accidents, goods received, weekly site records, site safety inspections, plant register records and all staff related forms/administration.
  • Producing and completing ITPs and resolving these with the relevant Sub-Contractor, ensuring the highest compliance and quality standards are achieved across the projects.

ESSENTIAL CRITERIA

  • Substantial experience of the full life cycle of high end fit out projects, involving the supervision of the project and the staff working on it.
  • Construction and Specific trade backgrounds will also be considered.
  • CSCS card (Academically Qualified or Management level).
  • SMSTS.
  • Knowledge of CDM regulations.
  • Experience in the co-ordination and installation of services.
  • People management skills, to be able to instruct staff, deal with difficult staffing situations and maintain a productive, happy but disciplined working environment.
  • Good at planning ahead as far as possible as the project progresses, checking back to plans/programmes regularly.
  • Organised and good at time management and prioritisation of work.
  • Good attention for detail, e.g. for seeing small points in drawings, checking work quality and ensuring it is to a high standard.
  • Ability to read and interpret drawings using AutoCAD.

DESIRABLE CRITERIA

  • Qualified first aider.
  • Construction Management HND/Degree or equivalent.
