We are seeking a proactive and skilled Maintenance Operative to support the day-to-day maintenance, repair, and presentation of a high-quality residential community. Working closely with the onsite management and operations teams, you will play a key role in delivering an exceptional resident experience by ensuring the building, communal areas, and facilities are maintained to the highest standards. This is a varied, hands-on role suited to someone with strong practical maintenance skills, excellent customer service, and a positive, solution-focused attitude.
Key duties will include:
- Carrying out general maintenance and repair works including painting and decorating, basic plumbing, carpentry, joinery, tiling, lighting repairs, and minor building fabric repairs
- Responding to maintenance requests and updating electronic maintenance systems within agreed service levels
- Supporting the upkeep, cleanliness, and presentation of all communal areas, external spaces, refuse areas, and back-of-house facilities
- Completing routine health safety and statutory compliance checks including emergency lighting tests, fire door inspections, bell testing, water flushing, and PAT testing
- Assisting with void inspections and preparing apartments for new residents
- Coordinating with contractors and suppliers onsite, ensuring all RAMS and permits are in place and works are completed safely
- Monitoring stock levels, maintenance supplies, and tools to ensure effective day-to-day operations
- Supporting the wider onsite team with resident queries and delivering a consistently high level of customer service
- Reporting defects, incidents, and health safety concerns promptly and accurately
- Assisting with furniture movement and general operational support where required
About You:
- Experienced in a maintenance, facilities, handyman, or property environment
- Confident carrying out painting and decorating works to a high standard
- Proactive, organised, and able to manage a varied workload independently
- A strong communicator with excellent interpersonal skills
- Comfortable interacting professionally with residents, contractors, and colleagues
- Able to problem solve effectively and use initiative in a fast-paced environment
- Comfortable using maintenance systems, Microsoft Outlook, and Word
Key Requirements:
- Minimum 2 years' experience within a maintenance, facilities, or property maintenance role
- City Guilds qualification or NVQ Level 2 in a relevant trade desirable
- Good understanding of general building maintenance and health safety procedures
- Ability to use basic hand tools and power tools safely and effectively
- Experience carrying out minor repairs across multiple trades
- Good IT skills and experience updating maintenance records/systems
- Flexible to work 5 days over 7, including weekends where required
