Property Manager - Client-Side, Mixed-Use Residential Portfolio
North London | Salary: £60,000 | Hybrid
This is a rare chance to step out of the managing agent world and onto the client side. Our client is a leading property developer with a reputation for high-quality residential and mixed-use schemes, and they're bringing property management in-house. They're looking for an experienced Leasehold Property Manager to take full ownership of three of their buildings and act as the business's own managing agent.
The buildings are predominantly residential with some commercial and mixed-use elements, so the role offers variety alongside real influence. You'll report directly into leadership, and your recommendations will shape how these assets are run. It suits someone who knows their craft inside out and wants the autonomy to run a portfolio their way, without the pressure of a 30-block agency patch.
The Role
You'll be the in-house, client-side managing agent for three properties, responsible for every aspect of how they're managed and how they perform.
- Take full ownership of three buildings, acting autonomously as the developer's in-house managing agent
- Run day-to-day property management across residential, commercial and mixed-use elements
- Be the go-to for leasehold queries, handling leaseholder correspondence with confidence and a sound grasp of lease terms
- Manage service charge from budget setting through to year-end, working closely with the property finance and service charge accounting team
- Drive arrears collection in partnership with finance, keeping balances under control
- Keep every building fully compliant on health and safety, fire safety and statutory obligations
- Manage contractors and suppliers, holding them to high standards on service and value
- Spot problems early and take proactive solutions and recommendations directly to leadership
The Person
This role needs someone who can hit the ground running. You'll come from a strong leasehold residential property management background, most likely with a managing agent, and you'll be ready to own a portfolio without supervision. You'll also bring:
- Solid, proven experience in leasehold residential block management, with a thorough working knowledge of leasehold legislation and service charge regulations
- Exposure to mixed-use or commercial property (beneficial)
- Confident, hands-on use of Qube property management software (essential)
- The ability to work with a high degree of autonomy and take full ownership of your assets
- Confidence presenting issues and recommendations to senior leadership
- Strong financial awareness around budgets, service charge and arrears
- An organised, proactive approach and excellent written and verbal communication
- IRPM qualifications (desirable)
This isn't a role for someone still learning the ropes. The client wants an expert who can step in and run these buildings from day one.
The Package
- Salary: £60,000
- The chance to move client-side with a leading developer, with direct exposure to leadership and genuine ownership of a high-quality portfolio
