About the Role
We’re looking for a highly skilled Maintenance Team Leader to drive the performance of a voids team, ensuring empty homes are brought to lettable standard efficiently, safely and to the highest quality. In this role, you’ll:
- Lead and motivate a high-performing team delivering both standard and major voids.
- Carry out pre and post inspections, ensuring quality, consistency and clear audit trails.
- Plan, organise and prioritise works—ensuring schedules, SORs and specifications are accurate and efficient.
- Work closely with contractors, DLO operatives and internal teams to resolve issues and maintain strong performance.
- Ensure all works comply with relevant legislation, health and safety requirements and organisational policies.
What You’ll Bring
You’ll be an experienced leader with a strong technical background in the voids and repairs environment. We’re looking for someone who brings:
Essential Experience- Proven experience leading a high performing team within a voids environment.
- Strong experience working within the voids sector, including carrying out pre, post and quality inspections.
- Experience formulating specifications and creating/managing schedules of work, including NATFED SORs and technical diagnosis.
- Experience managing contractors and working with an in-house DLO.
- A strong understanding of relevant legislation, statutory and regulatory requirements.
- Experience driving service improvements, quality standards and customer satisfaction.
- Ability to analyse performance data and manage budgets effectively.
- Excellent communication skills and confidence engaging with customers, contractors and stakeholders.
Please note due to the responsibilities of this position, you must have a valid UK driving licence and access to your own vehicle. This is a permanent role working 35 hours per week. You will be working across various locations in Merseyside and Cheshire.
