Neemar Search is delighted to be working in partnership with Plus Dane Housing to recruit a highly capable and forward-thinking Head of Repairs and Maintenance. This is a key leadership role, offering the opportunity to drive meaningful service improvements and ensure the delivery of high-quality maintenance services across a diverse portfolio of over 13,000 homes.
This is a pivotal position within Plus Dane’s Senior Management Team. Reporting to the Director of Homes, the Head of Repairs and Maintenance will provide strategic and operational leadership across all core maintenance services, including responsive repairs, disrepair, voids, and environmental services. The postholder will manage a large internal team and an £18 million budget, with a focus on delivering excellent customer outcomes, strong commercial performance, and full compliance with health and safety and regulatory standards.
Key Responsibilities- Lead the end-to-end delivery of responsive repairs, voids, disrepair, and grounds maintenance services through internal teams and external partners.
- Oversee the surveying function, ensuring that inspections for damp, mould, and disrepair are carried out efficiently and issues are resolved effectively.
- Develop and embed a culture of safe, accountable, and customer-focused working across all teams.
- Drive performance improvement, innovation, and the use of technology to enhance service delivery and achieve value for money.
- Build and manage strong relationships with contractors and suppliers, ensuring high standards and resolving issues promptly.
- Provide strategic input into business planning and contribute to corporate reporting, governance, and risk assurance.
- Act as a visible and collaborative leader across the organisation and externally with partners, stakeholders, and communities.
We are seeking a values-driven leader with significant experience in repairs and maintenance within a housing or property services environment. You will bring:
- A proven track record of delivering high-performing maintenance or repairs services at a senior level.
- Strong commercial and financial acumen, including budgetary responsibility for large-scale service areas.
- Deep understanding of building regulations, compliance frameworks, and sector challenges.
- Experience of leading large operational teams and working with external contractors.
- The ability to influence, challenge, and collaborate effectively at all levels—including Board, Executive, and frontline.
- A strategic mindset, with a strong focus on customer service, continuous improvement, and innovation.
- A relevant qualification in leadership, technical services, or housing (e.g. CIOB, ILM, SMSTS) is desirable, though not essential.
