The Role

At Plentific, we don’t just facilitate connections; we ensure the delivery of high‑standard housing services. We are looking for a Head of Property Operations to take end‑to‑end ownership of the inspection and survey workflow. This is a high‑impact role where you will manage the full lifecycle of inspection work orders, assuring delivery of inspections with contractor surveyors. The role will be responsible from the initial technical vetting of a contractor to the final commercial delivery of required inspection jobs like post‑disrepair surveys, damp and mold inspections, void inspections, stock condition surveys and pre/post work surveys with the client.

End‑to‑End Responsibilities

  • Commercial & Pricing Management
    • Service Catalogue: Create inspection service offering catalogue of Plentific and grow it with sustainable contractor base.
    • Pricing: Lead discussions with clients regarding project costs, ensuring that pricing models are sustainable and reflect the technical complexity of the survey work.
    • Margin Protection: Negotiate with contractors to ensure competitive rates while maintaining Plentific’s commercial margins and quality standards.
  • Contractor Onboarding & Vetting
    • Capability Evaluation: Lead the technical assessment of new inspection and surveyor contractors entering the platform. You will verify their qualifications, past performance, and specific expertise in UK housing standards to ensure they are fit for dedicated inspection tasks.
    • Selection Strategy: Match the right accreditation, capacity, pricing levels and SLA expectations of inspection contractor to specific client requirements, ensuring high‑risk or high‑complexity jobs are only handled by top‑tier providers.
  • Inspections Workflow & Job Delivery
    • End‑to‑End Oversight: Manage the full "order-to-completion" lifecycle. You are responsible for ensuring jobs are picked up, scheduled, and executed within the agreed SLAs.
    • Relationship Mediation: Act as the primary point of contact for both the client (Landlords/Housing Associations) and the contractor. You will resolve technical blockers and clarify scope‑of‑work discrepancies in real‑time.
  • Performance Metrics & Quality Control
    • KPI Tracking: Monitor day‑to‑day contractor performance using data‑driven metrics (e.g. report accuracy, and punctuality).
    • Continuous Audit: Review completed inspection reports to ensure they meet the Decent Homes Standard and the Building Safety Act, providing feedback or corrective actions to contractors where necessary.

Candidate Background

  • Industry Expertise: Deep experience within UK Social Housing having worked for a registered provider or for a service provider. You must understand the pressures and regulatory hurdles faced by modern landlords.
  • Technical Foundation: You have a background in surveying or technical property inspections. You must understand any accreditation required to deliver different kinds of surveys. You know what a "good" report looks like because you’ve written them yourself.
  • Commercial Acumen: You are comfortable talking about money. You can justify costs to a client and negotiate value with a contractor without compromising the relationship.
  • Data‑Driven Mindset: You enjoy tracking performance. You use metrics to identify weak links in the supply chain and proactively address them.

Key Requirements

  • Regulatory Knowledge: Expert‑level understanding of HHSRS, UK building regulations, disrepairs, voids, damp and mould and stock condition surveys.
  • Experience: 10+ years in a technical housing role (RP or contractor), ideally with experience in surveys, procurement, asset management or service delivery management.
  • Tech‑Savvy: Ability to navigate and leverage the Plentific platform to automate workflows and pull performance data.
  • Communication: Authoritative yet collaborative; able to hold contractors accountable while maintaining a "partner" relationship.
