Contract: Full-time, Permanent including alternative Saturdays

Placrs client is looking for an experienced and highly organised Property Manager to oversee a portfolio of approximately 50 student properties and 20 professional properties, including HMOs. This is a fast-paced and varied role within an excellent and supportive team environment.

Role Overview

The successful candidate will take full responsibility for managing a designated portfolio, ensuring properties are maintained to a high standard while delivering a professional and responsive service to both landlords and tenants. This role involves managing student accommodation and HMOs, with a particularly busy student season during late summer.

Key Responsibilities

  • Ensuring properties are well presented and accurately marketed
  • Arranging up-to-date photography and listings
  • Coordinating rental terms and renewals with landlords
  • Scheduling and conducting property viewings
  • Providing professional advice and accurate property information to prospective tenants
  • Managing day-to-day and reactive maintenance issues
  • Liaising with contractors to ensure works are completed promptly and to a high standard
  • Keeping landlords and tenants fully informed throughout
  • Organising and overseeing upgrades such as new carpets, redecoration, kitchens, and bathrooms
  • Working with landlords to maintain and enhance property standards
  • Managing tenant referencing processes
  • Preparing and issuing tenancy agreements
  • Compiling check-in documentation and tenancy packs
  • Arranging and conducting check-ins
  • Overseeing the full lettings process from initial marketing through to deposit return
  • Ensuring compliance with current lettings legislation

Benefits

Requirements

  • Previous experience in residential property management (student/HMO experience preferred)
