Thriving Investments is a socially conscious fund manager focused on the living sector. We invest across a range of housing tenures that deliver market returns to investors alongside meaningful social impact. We currently manage over 5,300 homes representing £1.1bn of assets under management, with ambitious plans to grow to £5bn+ through the launch of new funds and the expansion of existing portfolios. Thriving Investments is supported by a Board of experienced non-executive directors and by corporate functions including IT, Finance, HR and Facilities through our parent organisation, Places for People.

Location & working pattern

This role can be based from our London or Bath office, working three days per week on site. This role is an initial 6 month fixed contract with the possibility of it being converted to a permanent role.

More about your role

As a Transaction Manager, you will lead the end-to-end acquisition of shared ownership portfolios into a newly established Shared Ownership Vehicle. You will appraise investment opportunities, manage due diligence across technical, legal, commercial and financial workstreams, and drive transactions through to completion. You will build strong relationships with housing associations, supporting negotiations and acting as a key contact throughout the transaction lifecycle. You will also produce high-quality investment papers and oversee financial modelling to assess returns, risk and portfolio performance, while supporting and guiding analysts to deliver strong outcomes.

Essential criteria

  • Demonstrable track record of leading or supporting successful residential real estate portfolio acquisitions
  • Proven experience within residential investment, including exposure to shared ownership or affordable housing
  • Strong financial modelling capability, including cashflow forecasting, returns analysis and covenant impact assessment
  • Experience preparing and presenting investment papers or recommendations to senior stakeholders or committees
  • Experience managing due diligence across technical, legal, commercial and financial workstreams for property transactions

You are commercially astute with strong negotiation skills and a proven ability to manage multiple complex transactions simultaneously. You bring excellent analytical capability, combining data-led insight with sound judgement to support investment decisions. You are confident working with housing associations and other stakeholders, building strong relationships that support successful outcomes. You will be motivated, organised and comfortable working in a fast-paced environment, contributing to both individual transactions and wider portfolio strategy.
