Kingsley is retained by an expanding and ambitious property consultancy who, as a consequence of continued expansion, are seeking an experienced and enthusiastic Residential Property Manager – Associate Director level, to join its Northwest team. You will be joining a dedicated team with a high level of autonomy and client management/leadership opportunities are provided, allowing full involvement in all aspects of managing the expanding property portfolio.

Role Purpose

The Associate Director will play a pivotal role in leading and developing the residential property management operations. The job holder will oversee the delivery of high-quality residential block management services, ensuring financial, legal and operational compliance while maintaining strong client and tenant relationships. Fundamentally, you will ensure that all properties under management meet the highest standards and deliver maximum value to both existing and new clients.

Accountabilities / Responsibilities

  • Develop and implement strategies to enhance service delivery, operational efficiency and client satisfaction
  • Act as a key point of contact for clients, tenants and internal stakeholders
  • Where possible, ensure a robust facilities service is provided to clients, proactively addressing maintenance needs
  • Support integration and coordination with the wider property management services
  • Align property management operations, standards and bespoke service offerings
  • Ensure statutory and regulatory safety compliance across all managed sites
  • Build strong reputations with clients
  • Support with budgeting, cost control and financial reporting
  • Produce detailed reports for both clients and the Board, including performance and improvement plans
  • Represent the company at client meetings, industry events, and networking opportunities
  • Assist with other property management matters as required

Knowledge / Skills / Experience

  • Extensive experience at director or senior level in residential block property management
  • Ability to balance strategic oversight with hands-on operational delivery
  • Strong knowledge of residential, commercial and mixed-use property management
  • MRICS desirable, but not essential
  • Excellent knowledge of statutory compliance and health and safety legislation
  • Degree or equivalent in property or facilities management field
  • Relevant professional certifications
  • Strong analytical and problem-solving skills
  • IT literate with good knowledge of Microsoft Office
