We're urgently seeking an experienced Property Manager or Property Surveyor on behalf of our client, a business managing a substantial portfolio of over 600 commercial properties across the UK. This is a hands-on role covering the full spectrum of lease, licence, and landlord & tenant matters — you'll manage property transactions end to end, provide specialist advice across the portfolio, and act as the link between internal stakeholders and external suppliers to ensure services are delivered efficiently and compliantly. Responsibilities * Managing licence and lease transactions across the UK estate, within agreed thresholds * Negotiating lease and licence terms * Drafting licence agreements and supporting documentation (SoC, plans, etc.) * Advising internal clients on property-related matters * Undertaking due diligence on transactions and flagging associated risks to internal teams * Maintaining and updating a property database * Managing external suppliers, including solicitors, surveyors, and contractors * Reviewing licence and lease documents and providing appropriate guidance * Handling landlord & tenant matters, drawing on knowledge of the Landlord and Tenant Act 1954 * Managing the relationship with the Mobilisation Hub, which supports project site set-up Desired attributes * Demonstrable experience in commercial property * RICS Chartered, or working towards chartership within the next 18 months–2 years * Sound knowledge of the Landlord and Tenant Act 1954 and general property law * Understanding of the mechanics behind occupational agreements * Familiarity with AfLs, rent reviews, business rates, dilapidations, and planning * Experience across office, warehouse, and land transactions is ideal * Excellent organisation, prioritisation, and time management skills * Strong attention to detail and meticulous record-keeping * Comfortable working at pace to meet targets and deadlines * Strong communication and relationship-building skills * Full, clean driving licence (some travel required) Why Apply Day in, day out, our teams deliver some of the UK's most ambitious and meaningful projects — developing, building, and maintaining the infrastructure that supports national economies and strengthens communities.
