Overview
Land Manager / Senior Land Manager role for a developer with an enviable reputation for volume sites and quality build. Location: Essex. Salary: £60,000 – £75,000 DOE plus package.
Area of operation includes Essex, Suffolk up to Thetford and North East London; the team delivers large schemes from 80 – 900 units and comprises a Land Director, a Senior Planning Manager, an Assistant Land Manager, and this role to complete a four-person team delivering 400 units per annum.
Responsibilities
- Identify and secure development sites across the division to meet land targets, working closely with the planning team to maximise optimisation from all land purchases.
- Utilise a network of agents, landowners, local authorities and other developers to identify land acquisitions of 80 units and above within the geographical area.
- Appraise opportunities using established appraisal procedures, investigating, reporting and ultimately purchasing land.
- Lead negotiations and formulate offers/bids that align with the Group’s acquisition requirements; understand and work with JV and partnership structures.
- Formulate offers, coordinate investigations, and negotiate with local authorities, agents and lawyers to produce contracts for signature. Support is available, but the candidate should understand how to execute these steps.
Qualifications / Experience
- Proven experience in land acquisition for large residential schemes; ability to handle all stages from identification through to contract signature.
- Strong negotiation and stakeholder management skills, including experience with local authorities, agents and lawyers.
- Understanding of appraisal procedures and development finance/JV/partnership structures.
- Ability to work within a small team to deliver 400 units per annum; capable of managing multiple opportunities simultaneously.

Salary & Benefits
