The Role
The Estimating and Compliance Manager ensures modular building solutions are compliant, commercially viable, and deliverable. Working across Sales, Depots, and Project teams, the role is responsible for pricing modular solutions for sale and hire, managing compliance within layouts, supporting contract obligations, and controlling costs from bid through delivery. The role provides technical and commercial assurance, ensuring solutions meet regulatory, contractual, and operational requirements while protecting margin.
Key Responsibilities
- Prepare and support pricing for modular building sale and hire projects.
- Estimate additional, bespoke, and compliance-driven requirements.
- Develop and review layouts to ensure regulatory and contractual compliance.
- Support Sales with technically robust, commercially viable proposals.
- Identify assumptions, exclusions, risks, and opportunities at bid stage.
- Review specifications, employer's requirements, and contract documentation.
- Support bid clarifications, value engineering, and change control.
- Act as the technical and commercial link between Sales, Projects, Depots, and Operations.
- Support live projects through cost control, variance management, and valuation of variations.
- Challenge scope changes and manage associated commercial impacts.
- Provide consistent technical and commercial guidance across the business.
- Contribute to continuous improvement and standardisation of layouts, pricing, and compliant solutions.
About You
- Experience in modular construction, MMC, or off-site building solutions.
- Strong commercial acumen, with experience in estimating, pricing, and contract interpretation.
- Working knowledge of building regulations and compliance.
- Background in engineering, construction, or technical design.
- Experience across pre-contract and post-award project phases.
- Familiar with hire models and temporary or semi-permanent buildings.
- Proven stakeholder management and communication skills.
- Confident working autonomously and influencing at multiple levels.
- Organised, analytical, detail-focused, and solutions-driven.
