We are recruiting for a technical services supervisor / Maintenance Supervisor to be responsible for the planning of work and the co-ordination of directly employed labour/sub-contractors at a large facility in the Blackburn area.
Ensuring all maintenance, repairs and ongoing condition of mechanical services, associated systems, plant, and equipment are to a standard in accordance with the requirements of the Project Agreements. The role is a permanent position paying circa £41,500 basic. Mon-Fri 40 hours per week.
Technical Services Supervisor / Maintenance Supervisor description:
- Act as a lead directly responsible for Maintenance Team performance.
- Provide leadership and motivation to the Maintenance Team in delivering the requirements of the service.
- Work in accordance with the requirements of statute, technical guidance and codes of practice.
- Carry out duties in accordance with safe working practices
- Ensure the mechanical team receive all necessary training specific to roles, regulations, guidance and policy so they can fulfil their duties
- Manage and supervise responsive and planned maintenance of plant, equipment through directly employed labour and external contractors.
- Participate in the implementation of permit to work systems.
- Helpdesk and CAFM system to manage the issuing and closing out of reactive and preventative maintenance tasks required
- Requisition of materials, services and transport as required. Manage centralised stock levels to ensure a prioritised and effective response to maintenance issues.
- Undertake regular site visits to monitor and assess directly employed labour and task progress / completion. To include quality inspection of work completed.
- Instruct others on all aspects of their work to include assisting with the co-ordination and delivery of toolbox talks.
- Flexible working hours may be required including overtime working to meet the needs of the business.
- Be prepared to undertake any relevant training to develop the position in line with the changing needs of the service provision.
- Provide technical engineering advice and support to maintenance staff where required.
- Undertake any other duties as required commensurate with this role.
- Be part of the out of hours management rota and attend site as necessary.
- Commit to a minimum of three Authorised Person (AP) roles for which training, assessment and appointment is included.
- Meet daily with the respective mechanical teams to manage workload accordingly.
- Review RAMS specific to role and AP duties
- Ensure the mechanical team carry out planned preventative maintenance inspections and commissioning tests in accordance with Procedures and schedules.
- Manage the collation and filing of all supporting information and evidence of PPM’s completed, remedial works completed and associated certification and service sheets
- Be prepared to work in hazardous areas, confined spaces and on contaminated equipment taking all safety measures to prevent danger, avoid injury and prevent damage to equipment in accordance with policy and safe working procedures i.e., the post holder will conduct risk assessments and complete action / treatment plans for all tasks.
Requirements:
Must have completed a recognised and accredited mechanical apprenticeship
Must have supervisory/ line management experience on large, complex sites
Must have managed direct employed labour and contractors to deliver services
Must have one or more of the following specialisms with associated accredited certification and experience: Water Systems, HVAC Systems, Pressure Systems
Must have help an authorised person position
Must have a strong knowledge of statutory regulations specific to the role
Must have experience of managing PPM and Reactive maintenance on a large complex site
Minimum 5 years’ experience in a commercial/ industrial environment providing building services maintenance.
Experience of working on two or more of: HVAC (AHU’s, Ventilation), LTHW, Water Systems, Pumps, Pipework, Valves, Pressure Systems/ Steam raising plant, Calorifiers and Plate Heat Exchangers, and other mechanical systems.
Sound awareness of risk assessment and working safely with equipment.
