We’re delighted to be working in partnership with a successful, family-owned residential developer as they continue to grow their project pipeline and strengthen their commercial team in Dunfermline. The Role
Due to continued growth, our client is seeking an experienced Project Quantity Surveyor to take commercial responsibility across a portfolio of residential developments. You’ll work closely with site and project teams from feasibility through to final account, playing a key role in driving value, managing risk, and supporting successful project delivery.
Key Responsibilities
- Undertake site feasibility studies and project appraisals.
- Identify, manage, and mitigate commercial risk alongside the project team.
- Prepare and manage Bills of Quantities and take-offs.
- Select, appoint, and negotiate with subcontractors and material suppliers.
- Lead tender negotiations and value engineering exercises.
- Manage commercial handovers from estimating through to delivery.
- Maintain strong, long-term working relationships with internal teams and external stakeholders.
- Control and report on all commercial aspects of projects.
- Prepare CVRs, cost reports, and accurate forecasts to completion.
- Manage subcontract packages through to final account agreement.
- Produce subcontractor payments in line with the Construction Act.
- Manage labour-only subcontractor packages and agree weekly balances.
- Prepare valuations, applications, claims, and manage variations.
- Final account negotiation and agreement.
What We’re Looking For
- HNC (minimum) in Quantity Surveying or equivalent.
- Post-qualification experience with a main contractor or house builder.
- Strong background in Design & Build projects.
- Proven experience managing subcontract packages and commercial reporting.
- Confident negotiator with the ability to influence and achieve value.
- Highly numerate, detail-focused, and commercially astute.
- Strong IT skills, particularly across MS Office.
- Solid understanding of Building Regulations, warranties, and H&S requirements.
