Contracts Manager – 5★ Housebuilder

Employment Type: Full-Time, Permanent

Salary: Competitive + Car/Allowance + Bonus + Benefits

We’re proud to be partnering with a market-leading developer known for delivering high-quality homes and award-winning customer service. With an impressive pipeline of developments across the region, they’re looking to strengthen their senior leadership team with an experienced Contracts Manager to oversee multiple live sites.

The Role:

As Contracts Manager, you’ll play a pivotal role in driving build quality, programme performance, and team development across up to three live developments. Working as part of a well-supported regional leadership team, you’ll ensure that sites are running safely, efficiently, and in line with company standards.

Key Responsibilities:

  • Ensure full compliance with health & safety legislation and internal standards across all sites.
  • Assist in the tender and selection of subcontractors, and monitor performance in partnership with the commercial team.
  • Oversee resourcing and mobilisation for site start-up and ensure progress is maintained throughout the build programme.
  • Monitor plot progress and performance, addressing any issues affecting delivery.
  • Provide programme dates to support accurate forecasting and legal completions.
  • Control and monitor site costs, including labour, materials, and remedial works.
  • Maintain quality and compliance to NHBC Standards and Building Regulations.
  • Conduct regular quality control inspections and ensure defects are addressed promptly.
  • Build strong relationships with other internal departments, suppliers, and external partners.
  • Offer mentorship and professional support to Site Managers, conducting formal and informal development sessions.

We’re seeking an experienced and driven individual with a strong background in site leadership and multi-site management in the housebuilding sector.

You’ll bring:

  • Proven experience managing multiple live residential developments.
  • Strong track record of delivering key build and cost KPIs across several sites.
  • Excellent leadership and communication skills, with the ability to coach and inspire high-performing site teams.
  • Strong problem-solving skills and the ability to adapt to changing priorities and site demands.
  • A deep understanding of housebuilding construction practices, build regulations, NHBC standards, and H&S legislation.
  • Assertiveness to manage trades and subcontractors, ensuring timely delivery and quality standards are met.
  • A customer-first mindset and experience dealing with homeowners throughout the build process.
