The Role: Reporting to the Commercial Manager, the Quantity Surveyor will take full responsibility for the commercial performance of your site, ensuring cost control, profitability, and high standards are consistently achieved. You'll play a key role in driving value, managing budgets, and working collaboratively across teams to deliver successful developments.
Key Responsibilities:
- Maintain all cost control procedures, working within Group policies and procedures.
- Compile weekly, monthly and quarterly reports as required.
- Manage and control budgets and valuations, ensuring accurate cost forecasting and reconciliation.
- Contribute to design and planning to ensure projects remain within budget.
- Compile Site Start budgets in collaboration with internal departments.
- Lead value engineering activities to ensure best value is achieved.
- Maintain budget control throughout developments and manage cost overruns within contingency levels.
- Complete accurate costing for all aspects of site development.
- Analyse and report on costs and cash flow using internal systems.
- Prepare tenders and procure subcontractors, materials and goods in line with Group procedures.
- Compile subcontractor recommendations for approval.
- Process subcontract orders, payments and variations using COINS and Excel.
- Evaluate and agree variations, ensuring budget compliance and approvals are in place.
- Stay informed on new materials and construction methods.
- Liaise with site teams and subcontractors to maximise productivity.
- Attend and contribute to project and commercial meetings.
- Compile and present valuations at Divisional meetings.
- Manage all commercial responsibilities relating to RSL projects.
- Ensure compliance with Building Regulations, NHBC requirements and HSE standards.
- Carry out additional duties as required by senior commercial leadership.
- Promote and adhere to Group values, systems, policies and procedures.
- Ensure compliance with Group IT systems.
What You'll Bring:
- Strong understanding of current market conditions and rates.
- Proven ability to manage cost to complete across all trades.
- Excellent numerical and analytical skills with strong attention to detail.
- Methodical, organised approach with a commitment to high standards.
- Strong IT skills and experience using commercial systems (e.g. COINS).
- Confident communicator, able to work effectively in a fast-paced environment.
- Ability to resolve problems, disputes and cost challenges.
- Self-motivated with the ability to take ownership of projects.
- Strong relationship-building skills with internal and external stakeholders.
- Experience within the housebuilding / main contractor or PQS sectors.
- Strong knowledge of Building Regulations, NHBC and Health & Safety standards.
- A collaborative team player who supports colleagues.
