Residential Building Surveyor - RICS Home Surveys

West & South West London

Home-based

Full or Part Time

£60,000–£75,000 basic + uncapped bonus (OTE £80,000–£100,000+)

Essential: Applicants must hold AssocRICS or MRICS status and have experience undertaking RICS Home Surveys independently.

Peter Barry Surveyors is an established residential surveying practice working across London and surrounding areas. We are looking for an experienced AssocRICS or MRICS Residential Building Surveyor to join our Home Surveys team, working principally across W and SW London postcodes.

The role is home-based and comes with an established flow of private-client instructions. Our emphasis is on quality rather than volume, with surveyors typically undertaking no more than 5–6 surveys per week, supported by an experienced New Business and administration team..

The role

  • The principal work will be RICS Level 2 and Level 3 Home Surveys for private clients. Ideally, the successful candidate will be comfortable undertaking both, although we would consider a strong candidate whose current experience is mainly Level 2.
  • You should have strong residential building pathology and report-writing skills and be able to manage your workload independently. Our normal report turnaround is within 3 working days for Level 2 surveys and 5 working days for Level 3 surveys.
  • Experience of undertaking Specific Defect Reports would be useful.
  • RICS Registered Valuer status would be advantageous but is not essential. Many clients request a valuation alongside their Home Survey.

Remuneration

Basic salary of £60,000-£75,000 depending on experience, plus an uncapped quarterly fee-income bonus.

The bonus pays 20% of fee income above an agreed quarterly threshold. The threshold is agreed as part of the overall remuneration package and reflects salary and experience.

We have a well-established brand and strong existing workflow, so surveyors are not dependent on generating their own instructions. However, we encourage our surveyors to help develop local referral relationships as part of their role - for example, through the natural opportunities that arise when collecting keys from agents or meeting vendors during inspections.

Surveyors receive an additional 7.5% referral bonus on qualifying work generated by new referral sources they introduce. Developing local relationships can therefore provide additional income while also helping to build a greater proportion of their workload closer to home.

Working at Peter Barry Surveyors

  • Home-based working with dedicated administration support, including file setup, arranging appointments in consultation with the surveyor, issuing reports and routine administration.
  • IT and equipment provided, with GoReport and remote transcription of dictation available.
  • We are also investing in the development of AI-assisted reporting tools, combining structured site notes with our own internal technical knowledge base to help streamline the journey from inspection to draft report, while retaining the surveyor's professional judgement and responsibility for the final report.
  • 23 days' annual leave plus bank holidays. Following successful completion of probation, a compressed-hours scheme can allow surveyors to accrue up to 13 additional days off per year by working additional time across the normal working week.
  • RICS membership fees paid and CPD supported.
  • Business mileage paid at 45p per mile.
  • The role can be full-time or part-time.

About you

  • AssocRICS or MRICS.
  • Able to undertake RICS Home Surveys independently.
  • Strong technical knowledge of residential buildings and building pathology.
  • Clear written and verbal communication skills.
  • A commitment to producing thorough, practical advice for clients.

We are not recruiting to an urgent deadline. We would rather find someone who is a good long-term fit for the practice and are therefore happy to have an initial informal conversation with suitably experienced surveyors who would like to learn more about the role.
